Reference: Main Street Hotel Responses for Infrastructure Comments

Below are the original review comments in their original form and our responses to each comment
in red font.
Engineering Division Comments
Easements
Response: Proposed utility easements provided in the Site Plan application submittal.
Stormwater
Response: Detailed grading and stormwater design and report provided in the Site Plan application submittal.
Water Rights
Response: We have contacted Griffin Nielsen to obtain a determination of cash-in-lieu of water
rights. CILWR will be paid prior to Site Plan approval.

Wastewater
Response: Finalized Peak hour sanitary sewer demands will be provided by MEP.
Response: We have proposed a 1000-gallon grease interceptor located in the alley to the west of the
proposed building.
Water
Response: Domestic water usage will be provided by MEP.
Response: Refer to civil plans.
Response: Fire service plans and specifications will be provided in a future Site Plan application submittal.

Transportation
Response: TIS has been prepared and is provided with the Site Plan submittal.
Response: 20 ft is the agreed upon width per discussion from traffic study.
Response: A departure is requested to allow the southeast building corner be within the site vision triangle since there is a signalized intersection at Main Street & 5th, the sidewalk width is adequate to
allow sighting of pedestrian traffic by motor vehicles, and the encroachment conditions at the intersection are consistent with other signalized intersections on Main Street.
General

Response: A copy of the recorded SID waiver will be provided prior to final approval.
Response: Tree will be removed; application materials will be consistent in the Site Plan submittal.
Response: Proposed snow storage area has been revised to not block the inlet.

Engineering Advisory Comments
Response: It is acknowledged an encroachment permit will be required prior to construction.

Planning Division Comments
Response: There is an existing easement with World Boards and we will improve the alley up to the
property line.

NCOD Design Guidelines
Response: A narrative has been provided with the site plan submittal.

design elements with strong connections to the surrounding area

throughout the storefront design.

Response: Refer to Sheet Number A2.1 & A2.2. Building Elevations. A combination of curved & linear shaped awnings were incorporated into the design.
Response: A corner entry was considered. It would result in providing a structural column at the corner to support the hotel rooms above. The corner entrance access would be partially blocked by
the structural column resulting in poor design.
Response: Refer to Sheet Number A2.1 & A2.2. Building Elevations. The first story is designed with
cast stone & has a variety of columns, piers & arches. The storefronts are recessed into first floor structure to create depth, shadow & weather protection.

Northwestern Energy
Response: Application has been submitted. Tracking number is 20210920-067.
Response: Coordination is currently ongoing between Sanderson Stewart and NWE.
