This property consists of two historical architectural features: a duplex residence built c. 1915, and a shed built in 1954. The duplex is
a wood-framed 1.5-story structure with an eclectic style with elements of Queen Anne and Craftsman ornament including its symmetrical massing, hipped dormer, paired chimneys, gable returns, and exposed rafter tails. It has a rectangular plan, with a side-
gabled roof and square hip-roofed addition on the south (rear) elevation. The original foundation may have been stone, but is currently plastered with cement. The roof of the building is covered in asphalt shingles and has a prominent hip-roofed dormer centered on the
front façade. Centered on the first story below the dormer is a gable-front porch, supported by square posts. The porch is over a concrete slab that provides access to the side-by-side duplex entrances. There are two brick chimneys; one on the east and one on the
west gable ends. The exterior walls are clad in asbestos shingle siding.
The primary façade faces north, onto W Babcock St. The two primary entrances are centered under the gabled front porch roof. The porch roof is supported by square wood pillars, and the peak of the porch gable is decorated with vertical wood slats that end in a
scallop. Most of the original windows have been replaced, but the openings are intact. A large single-hung window is located on both the east and west end of the front façade. Two single-hung windows also occupy the space of the dormer above the porch roof. The
rest of the windows around the other elevations also appear to be single-hung one-over-one-lite windows. The addition on the rear of the house is an enclosed porch screened in, with a back entrance on the east end of the south elevation.
The house is in good condition, but there is some broken siding around the joint where the dormer connects to the main roof. There is
also some paint peeling on the asbestos shingles and around the window frames. A narrow gravel parking space makes up the very southern end of the property that is open to a back alley. Vegetation around the property includes deciduous bushes along both the
east and west elevations, and slightly overgrown grass and weeds in the backyard.
The historic shed is located behind the house, to the south of a backyard. It is front gabled with horizontal wood siding, and a corrugated metal roof. The entrance is on the east elevation; the north elevation is not visible from the public ROW and may have an entrance or windows as well. One window can be seen on the west elevation, but is boarded up.
The property was first recorded in August 1984 by James R. McDonald Architects. At that time, the property was considered a “neutral element within a potential historic district…[and] The historic integrity of this property has been retained due to the survival
of original design and continuity of use, setting, and location.” The site is in good condition overall, and Metcalf finds it retains sufficient integrity to convey historic character.

HISTORY OF PROPERTY This site is part of an area that was platted as the Park Addition by Nelson Story, John S. Dickerson, and Water Cooper on May 19, 1883. The Bozeman City Council vacated part of the tract on April 21, 1892. Louis F. and Amanda A. Menage, of Hennepin County, Minnesota surveyed and platted the West Park Addition to Bozeman on May 14, 1892.
This residential duplex was built before 1904, probably between 1900 and 1904 according to Sanborn maps and Gallatin County Deed records. The structure was most likely built by Jonas Henderson. A back porch was added to the residence between 1904 and 1912. A two-story building at the rear of the lot was used as a garage in later years. Jonas and Nancy Henderson bought this property on December 20, 1900 along with the adjacent property to the west (818 W. Babcock Street) from the Victoria Land Company. By 1904, they had built a duplex on this lot.
Jonas Henderson was born in Iowa. He married Nancy Thornton prior to coming west to Bozeman. The Henderson family came to Bozeman, Montana in 1883 on the first passenger train to come over Bozeman Hill. Jonas practiced carpentry when first arriving in Bozeman, but transitioned to a sawmill business, then into the retail lumber business (The Independent-Record 13 December 1934).
Eventually he opened the Jonas Henderson & Co. Store, selling hardware, harness, wagon, and agricultural implements. This store was located at 419 W. Main in 1910 (R. L. Polk & Co. 1910). Jonas and his family lived in this residence in 1910, but lived in other locations during the period of ownership of this duplex (R. L. Polk & Co). The family moved to Pasadena, California in c. 1913. Jonas died in 1934 and Nancy died in 1948 (Pasadena Independent 8 December 1948). The property passed back and forth between the children of Jonas and Nancy Henderson in 1937, settling with the purchase of the
property by daughter and son-in-law, Minnie E. and Algie M. Brandenburg. They owned the property until Minnie Brandenburg sold it to Pearl Powers on December 16, 1939. Pearl D. Powers was born in Nebraska in around 1885 to Richard and Rachel Power. While living at this residence, Pearl worked as a
salesperson for the Willson Company (Ancestry.com 2012). Pearl eventually moved to Pasadena, CA and died there in 1964 (Independent Star-News 19 April 1964) Pearl owned the property until June 2, 1961 when the property transferred to her sisters Ethel
B. Bungard and Irene O. Bowen. Ethel and Irene owned the property until they sold it in 1967 to Elmer Border. Elmer J. Border purchased the property on August 7, 1967, but Elmer and Virginia Border had lived in the residence for many years prior before, renting from Pearl Powers and then from Ethel Bungard and Irene Bowen. Elmer Border was born in 1893 in Bozeman,
to John D. and Sarah Ella Stiff Border. Elmer Border married Virginia “Mattie” Hanson in 1915, in Butte, Montana (Great Falls Tribune 18 May 1971). Virginia was born in 1896 in Providence, Utah. She became a resident of Bozeman in 1911. Virginia worked
for 25 years at the Chambers Fisher department store in Bozeman (The Montana Standard 7 September 1966). Elmer worked as an electrician at Montana State College while living in this residence (R. L. Polk & Co 1944, 1950). Virginia Border in 1966, and Elmer
died in 1971. They are buried together in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). At some point the property transferred to Elmer and Virginia’s children, Bernadine Dare Gumprecht and Jerry R. Border, who sold the property to Donald Nell in
1980.
Donald F. Nell purchased the property on August 1, 1980. Donald Frank Nell in 1923, in Livingston, Montana to Frank F. and Nancy Donnell Nell. Donald married Barbara Witt in 1949 in Livingston, MT (Ancestry.com 2017). Donald was a realtor in Bozeman. He
died in 2003 (Ancestry.com 2017). The property was in the Nell family until it was purchased by James and Ronda Russell in 2016.
James O. and Ronda L. Russell purchased the property on May 6, 2016. Alpine Rental Property, LLC purchased the property on March 6, 2019 and is the current owner of the residence as of March 2020.

McDonald Architects. At that time, the property was considered an “intrusive element within a potential historic district.” There appear to be no changes since this previous survey. The newer application of asbestos shingles likely dates to the early mid-century, within what is now considered the historic period. The site is in good condition overall, and Metcalf finds that it retains sufficient integrity to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP of State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with the Progressive Phase of Bozeman’s development, representative of a transitional period in residential architecture influenced by Progressive ideology (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s 1892 West Park Addition in order to evaluate district potential.
