RE: #23073 Final Master SP and First Phase SP for Laramie Corner/Current Landing
project— 3501 Laramie Drive.
This letter is provided to fulfill the Project Narrative requirement for a for a new project
by Current Landing LLC in the Laramie Corner development in Bozeman MT.
This project design is intended to provide a new home for the Madison River Tubing
operation which is currently located across from Bozeman High School. The owners
hope to keep a fun atmosphere, the ability to allow their vehicles (trucks, buses and
trailers) to move efficiently around the new property as well as help service the
customers who come to the shop to pick up and drop off rental equipment and
participate in one of our various trips. Given this business is seasonal and only able to
operate for 3 months per year, the owners want to add office space to help offset the
very high costs of land and construction.
Given the expense of this development, the owner proposes to develop this property in 2
stages. The owners and design team have developed a plan that is highly functional for
the Madison River Tubing business and also blends with the character and design
aesthetic of the surrounding neighborhoods and existing environment.

The property to the East of this site is a full coverage parking lot with no buildings as
approved per the Parkway Plaza PUD. The existing properties to the South of this site
contain parking along Laramie Drive with office buildings set back from the street.
There are some vacant lots to the West of this site - multi-family housing to the North.
Again, the hope is to build in a style that complements the existing development and
built in phases that would accommodate the owners and the city.
The proposed phases for the project are as follows:
Phase 1: Building the storage building, associated paving, utilities and other required
landscaping and site improvements as well as construction of the North Office Building
with site improvements and landscaping. (Years 1-3)
Phase 2: Building the West Office Building, associated paving, utilities, site
improvements and landscaping. (Years 4-5)
Madison River Tubing is a local business which hopes to continue their
legacy in creating an inviting and fun venue for Bozeman residents, college
students, and tourists enjoy tubing and rafting trips as well as a full line of
water sports equipment for rent and sale. Bozeman has very few recreational
venues that reside within city limits. We hope that our new venue will
encourage more tourists to reside within the city
