Good a@ernoon Liz. Thank you for reaching out to me on this. The previous TIS covered approximately 48 acres of
potenCal development. It assumed 183 single family dwelling units or approximately 3.8 DU/acre. The proposed Boötes
site plan sits on approximately 4.8 acres and proposes 71 units or almost 15 DU/acre. While the trip generaCon per unit
is lower, with the increased density proposed, the overall trip generaCon for the area covered by the original TIS would
be significantly greater if it conCnues to develop out at the higher density. The original TIS calculate 181 PM peak hour
trips or 3.8 trips per acre. The proposed Boötes development will generate 8.3 trips per acre. It is important to note that
future development on the remaining lots within Allison Ph 4 will be evaluated individually and the cumulaCve impact
will be considered. If development at higher densiCes conCnues with future applicaCons, a revised TIS will be required.
AddiConally, the original TIS from 2019 is starCng to be dated and depending on Cming, future applicaCons may be
required to update the TIS simply based on the Cme since the original TIS was completed.
The trip generaon for the Boötes remains within th e overall trips evaluated in the TIS for Allison Ph 4 and the City of
Bozeman therefore grants a waiver of the required TIS for this applicaon.

Hi Taylor,
I wanted to inquire if a new Traffic Impact Study (TIS) will need to be included in the Site Plan submiPal of The Boötes
development project.
The Boötes is located within the Allison Subdivision Phase 4 which had a TIS completed in March 2019. The TIS assumed
183 single-family dwelling at a trip generaCon rate of 0.99 trips/unit for PM Peak Hour (Trip GeneraCon Manual, 10th
EdiCon) resulCng in 181 PM Peak Hour trips. The proposed Boötes development contains 71 mulC-family units, using a
trip generaCon rate of 0.56 trips/unit this would equate to 39.76 PM Peak Hour trips.
Currently there are 40 single-family lots subdivided within Allision Subdivision, the Boötes development proposes 71
mulC-family units, and including the suspected occupancy levels of the future phases, the assumed 183 single-family
dwellings in the TIS remains an accurate esCmaCon. Even if the subdivision ends up supporCng more than 183 single-
family dwellings, the impact on the TIS will be insignificant as the assumed trip generaCon rate of 0.99 trips/unit
esCmated a worst case scenario PM Peak hour Trips more severe than what would be calculated with the MulC-family
Housing (low rise) trip generaCon rate of 0.56 trips/unit.
I have included the Allison Subdivision Phase 4 TIS as a reference as well as the The Böotes concept plan narraCve.
