Mayor and Commissioners: As a small family business real estate landlord, my experience in working with any type ofmunicipal housing authority has been problematic. Even the Ft. Collins tenant guidelines, speak with City Manager, will disincentivize small (less than 15 apts) landlords. I can share disgusting stories about how Housing Authority does not contribute to desirablehousing, starting with work experience in Chicago and other progressive cities in Colorado. Currently our funky/ retro single family rentals and duplexes are located in desirable blocksfrom downtown and MSU with neighbors properties selling for close, above $1 million. Our rents are lower than median rents for similar sized units. However we do not have all thefancy stuff of newer units. Tenants expectations can not be met at rent levels below brand new construction. Any additional City oversight will push us to simply sell and reinvest elsewhere. Which removes another moderately priced rental unit in desirable locations.. Look at the supporters of such Housing Authority, check out the Tenants United funding and organizational contributions from ActionNetwork.org . These folks are only interested in theirown agenda and do not reflect Bozeman Values. We are not Colorado and don't need to look at Maryland for guidance on our local smallfamily business rental. housing. Thank you, George Thompson
