A new gym was also constructed. The existing gym was remodeled into a computer lab, cafeteria, and office spaces. Security and mechanical upgrades were also made to the existing facility. This was a Jackson project. The project consisted of a new addition to the existing high school and middle school wing with a library, classrooms, storage, and restrooms. A new welding shop, wood shop, and shop classrooms were also constructed. Renovation work included the exterior, security upgrades, office space, and high school gymnasium upgrades. This was a Jackson project. CLIENT Superior School District, Scott Kinney, Superintendent, srkinney@ssd3.us, 406-822-3604 OWNER REP Building Mind and Body, Dan McGee, danm@buildingmindandbody.com, 406-544-2815 EXPERIENCE SUPERIOR HIGH SCHOOL CLINTON SCHOOL BOZEMAN SWIM CENTER PHASE 1 Bozeman, Montana $1.5M | 36,000 SF PROJECT DESCRIPTION Phase 1 of the Swim Center project included a facility re-roof, structural upgrades to the existing trusses, miscellaneous structural and ADA access upgrades throughout the facility, exterior skin removal and replacement, exterior hardscape additions to improve ADA ingress and egress, as well as necessary mechanical, plumbing, and electrical maintenance corrections. This is a Jackson project. CLIENT City of Bozeman, Max Ziegler, wziegler@bozeman.net, 406-582-2439 MISSOULA COUNTY COURTHOUSE Missoula, Montana $15.3M | 90,485 SF PROJECT DESCRIPTION This multi-phased historic renovation included both the courthouse and the County’s annex, including the 911 emergency space. The scope consisted of seismic upgrades, ADA accessible restrooms, remodel of office and meeting rooms, life and fire safety, mechanical, electrical, and plumbing systems upgrades. Historic courthouse renovations restored original ceiling elements, including the removal and reinstallation of an existing skylight, a new roof access, and repairs to the stained-glassed roof and the rotunda. The courthouse was occupied during all phases of construction. We worked with management and staff to ensure all systems were protected and staff was provided the ability to occupy renovated spaces as soon as construction was complete. This was a Jackson project. Additions were connected to the existing high school. Jackson and Morrison-Maierle worked together on this project. We have served several terms as the Architectural Advisor, an on-call position, responding to various maintenance and small remodel projects. This has included reroofing nearly all the district buildings, exterior stabilizations to several near- century-old school buildings, front entry security upgrades, various classroom improvements, and countless other miscellaneous space and envelope improvements. Our Bozeman studio was responsible for the initial Bozeman High School remodel in the mid-2000s, which reorganized the campus functions and centralized the high school in the previous Chief Joseph Middle School. Another project, the historic Willson Building, received several improvements, including the auditorium and elevator core remodel, installation of energy-efficient windows throughout, and exterior concrete and masonry stabilization. These were Henneberry Eddy projects. CLIENT Bozeman School District, Matt Stark matthew.stark@bsd7.org, 406-522-4879 EXPERIENCE WILLSON ADMINISTRATION BUILDING LONE PEAK HIGH SCHOOL CITY OF BOZEMAN SOLID WASTE DISPOSAL FACILITY EXPANSION Bozeman, Montana PROJECT DESCRIPTION As Bozeman continues to grow, buildings that house various city services are needing to expand. The Solid Waste facility is the home of the City of Bozeman garbage truck fleet and does not have sufficient office space or storage. This project consists of remodeling the existing garage area into two office spaces and storage, remodeling the front reception area, and construction of a new six-vehicle garage addition. The design of the addition adds a bold cubic form that compliments the existing building complex. A new entry structure adds a welcoming sequence that was previously missing. Hennebery Eddy Architects and Morrison Maierle worked together on this project. The state agency also wanted to enhance flexibility to efficiently facilitate future changes and re-organizations. To accomplish this, the Hennebery Eddy design-build team was selected for the renovation of 13,000 square feet of existing office space, including demolition, reorganization, new finishes, and mechanical/ electrical improvements, including commissioning. Because of the nature of renovating an occupied area, much of our attention was given to the building occupants; throughout construction, we met with them to ensure smells, dust, debris, and other potential hazards were known and plans were developed to address those issues. The first design-build project completed for the Oregon Department of Administrative Services, this project was successfully completed under budget and ahead of schedule and was subsequently honored with a Design- Build Institute of America (DBIA) National Award of Merit. This was a Hennebery Eddy project. We understand the needs of the City and many of our team members live and work in the community, giving them a dual perspective as both the design-builder and user for many of these facilities. Jackson is fortunate to have been awarded the Facilities Projects for the City of Bozeman in 2022. Under contract for the City of Bozeman, Jackson has priced and consulted on numerous small facilities projects, including the elevator machine room renovation at the Professional Building. Jackson has been awarded Phase 1 and 2 of the Bozeman Swim Center. We were able to assist in bringing this project phase in on budget. We are grateful to be part of the Swim Center Improvements and are happy to continue our partnership with the City of Bozeman, benefiting from our knowledge and famililarity with the center and the city. Hennebery Eddy’s Bozeman Studio has worked with the City of Bozeman for over 20 years. We have worked as consultants to various engineering firms in the design of water treatment facility building enclosures. We have looked to enhance these seemingly mundane buildings with expressive forms that maximize daylighting, emphasize structural components, and utilize efficient and durable building materials like pre-cast concrete panel systems. These buildings involve careful collaboration with the engineering team to meet the spatial and functioning needs of the facility and respond aesthetically to the surrounding vernacular. We understand the importance of providing taxpayer value, which includes working efficiently and providing long-term sustainable solutions. One such project was the T.B. Story Mansion Historic Assessment, Restoration, and Renovation, where in addition to obtaining a COA, we aligned the project with the Secretary of the Interior’s Standards for Rehabilitation. Morrison-Maierle has had an office in Bozeman for nearly 60 years. In the last 10 years alone, Morrison-Maierle has provided services as a firm for well over 100 projects for the City of Bozeman. Our buildings market group has designed systems for multiple facilities throughout Bozeman, from the solid waste complex renovation that just wrapped up at the public library. Founded on the core values of integrity, commitment, respect, and excellence, the 100% employee- owned corporation of Morrison-Maierle provides services from six offices in Montana; Spokane, Washington; Bend, Oregon; and four offices throughout Wyoming. The firm is organized into client- centered groups that deliver specialized services to each market sector. FIRM BACKGROUND STRENGTHS Jackson takes great pride in being a true builder. We have the ability to self-perform much of the available work and employ over 40 craftspeople in our local Bozeman craft workforce. The ability to self-perform work is a benefit to the project from preconstruction through construction. It allows us to understand the work from a builders perspective and, if fortunate enough to be awarded work, we can better control the schedule and quality. If a bid package were to be won by another contractor, and they struggle, it also gives us the ability to supplement them with our forces to keep the project goals intact. At Jackson, our strengths are deeply rooted in teamwork, advanced BIM, and efficient preconstruction planning. Thanks to our highly skilled team, including our in house BIM department, we are able to harness the most up-to-date industry practices for superior project outcomes. We pride ourselves in facilitating real time collaboration which ensures transparency and seamless communication among team members. Furthermore, we incorporate our self-perform expertise into preconstruction planning, leveraging our in the field experience to accurately price certain scopes of work. WEAKNESSES The construction industry is experiencing multiple challenges that it never used to. From shortages in qualified labor to procurement of materials, it has become much more than just managing work to be put in place. The biggest weakness we face as a company is staying ahead of the curve to see issues before they become project hindrance. We do this by properly staffing and managing our projects as well as over managing our subcontractors. Constant communication with the design team is also required in meeting deadlines which is key in the design build delivery method as well. This consistent over management is critical to the project success, Jackson always rises to the occasion. SPECIAL CAPABILITIES DESIGN-BUILD EXPERIENCE Most school and public municipality projects are either lump sum or GC/CM delivery methods. Jackson was a part of the rare delivery method of design-build being implemented into two different school districts in the state of Montana. Both projects were successful and strong relations were built. The collaboration effort didn’t stop with the design-build team. Local subcontractors were and will be incorporated during design, reviewing constructability, writing bid packages, and creating project schedule. Hennebery Eddy is active in exploring and promoting Design/Build Done Right™, an initiative from the Design-Build Institute of America (DBIA) that promotes successful Design-Build project delivery. Members of our staff were involved in the founding of the DBIA Oregon chapter more than ten years ago and remain active in the organization; among them are staff who have full and associate DBIA certification. A solid understanding of design-build best practices is a cornerstone for project success. Design-build delivery provides an opportunity to develop and rely on a target value design strategy that capitalizes on the expertise and creativity of each team member. Hennebery Eddy has been recognized with multiple National Merit awards for our Design-Build work. For both the Oregon Department of State Lands Office Renovation (Oregon Department of Administrative Services) and the South Puget Sound Community College, Dr. Angela Bowen Center for Health Education (Washington Department of Enterprise Services) projects, it was the client’s first use of Progressive Design-Build, with both receiving National Merit awards. We have successfully worked on three dozen Design-Build projects, seven of which are active in our current workload. We build strong relationships with owners and contractors and have found that the design-build process creates a collaborative alliance between designers and builders that can save money and time, as well as result in a superior product for the owner. FIRM BACKGROUND FIRM BACKGROUND SPECIAL CAPABILITIES HISTORICAL RENOVATION EXPERIENCE Historical preservation can be highly complicated. Historic elements can be fragile, partially intact, and even hidden. We understand how to approach the preservation process and are experienced with handling historic materials. Jackson also has experience and connections with local talent that can assist with restoration or custom fabrication goals. Past projects have provided Jackson and Henneberry Eddy Architects with a great deal of experience with historic property treatment and development. Working to identify the elements that are considered historic, to what level, and what options we have to restore, replace, remove and reinstall, or leave in place as is. Henneberry Eddy Architects has a dedicated in-house Historic Resources Group that has completed projects on both a regional and national level. Assisting owners through the documentation and process is not a new topic for this team. BUILDING INFORMATION MODELING Jackson has an in-house Construction Technology department with full time Building Information Modeling (BIM) technicians that allow us to coordinate a building and its systems prior to construction, identifying conflicts, constraints, and opportunities for prefabrication and acceleration. This is a high value benefit that the design-build delivery allows us to leverage for better construction outcomes. While this technology is becoming more common in the industry, it has not always translated well to implementation in the field. To drive solutions to this, our Construction Technology effort is led by a former project superintendent who understands both worlds. TARGET VALUE DESIGN Jackson and Henneberry Eddy (and the whole industry, hopefully!) are moving away from value engineering (VE) and towards Target Value Design. While the intent of VE has always been good - maintain the project scope with less expensive means, methods, and products - it often turned into reducing project scope to reduce project budget. With Target Value Design, the design-build team is able to look at the project more holistically to leverage less-critical aspects, realize savings, and apply them to critical and/or more expensive project elements. For Target Value Design to be an effective tool for aligning a project’s scope and budget, it is important that our estimating team is moving in lock step with the design efforts, the owner’s expectations, and feedback from the build team. This is time intensive, but in an environment of volatile pricing and lead times, this effort during preconstruction will pay multiples when the time comes to build and deliver the project. Collaborting with the City of Bozeman, Henneberry Eddy, and Morrison-Maierle to understand the scope of the project, we will work with our estimating team and subcontractor community to identify values for each desired scope. This will enhance all of our ability to make informed decisions and push the project schedule forward without compromising the budget. As the design develops, we will work with our estimating team and trade partners to maintain current pricing and ensure that we are managing both the line item targets and the overall project value responsibly. When we move from preconstruction to construction the entire team will be able to be confident that the project’s budget will be met. FIRM BACKGROUND The proposed project team and the Bozeman Division are fully capable of making this project a top priority for Jackson, and will demonstrate this throughout all phases of work. CLAIMS CLAIMS & LITIGATION The construction industry has a reputation for litigation, which has proven the only winners are the attorneys hired by the parties to litigate. Jackson works diligently to avoid these situations. We would rather invest in training and provide support of experience to ensure our people are capable of completing successful projects. Jackson, Henneberry Eddy, and Morrison-Maierle have no current or past litigation with a public owner and have never had to pay liquidated damages after completion of a project under contract with a public owner.
