Plans included modifications to bring the building up to code, improve energy efficiency, include sufficient restrooms, reinforce the building against seismic events, and provide accessibility to all levels. Leadership leverages the latest technology to manage and communicate. Expert builders in the field take pride in timeless quality. Creative artisans in our fabrication shop create the impossible. Our work on historic structures like the Lindley Center, has won local and state awards, due to our ability to simultaneously preserve and update old buildings. Outside of the recently completed Bozeman Public Library (BPL) work, we have not completed any other renovations for the City of Bozeman. We look forward to carrying the momentum from BPL into the Lindley Center. Special Capabilities We value working on projects like the Lindley Center because of the positive impact they have on communities. We phase and schedule work to avoid conflicts with park operations, remain flexible, and adjust as needed. Weathering past economic downturns, we remain a steadfast presence in our community and are well-equipped to continue serving Bozeman in the foreseeable future. Strengths / Weaknesses Boasting over 85 years of experience as a fully integrated architecture and engineering firm, we’ve encountered a diverse array of challenges. Every project, with its unique demands, presents opportunities for problem-solving. Renovations, in particular, carry inherent uncertainties, but they are ingrained in our firm’s DNA, as evidenced by all our Montana offices being housed in renovated buildings. Our ongoing work on the Bozeman Swim Center attests to our adeptness at finding solutions as issues arise. As a sizable firm, we’ve faced occasional challenges regarding the perception of not being local. Contrary to this perception, our Bozeman office comprises community-minded individuals who have chosen to establish roots in this valley. We take pride in our contribution to maintaining Bozeman as an excellent place to call home. Special Capabilities Combining local presence with access to a nationwide network of offices, we provide clients with a wealth of collective knowledge. Operating as a full-service architecture and engineering firm, our integrated staff disciplines facilitate daily learning from one another. Whether architects, mechanical engineers, landscape architects, or electrical engineers, our proximity fosters a collaborative environment. We have loved working for our community in the past. We have the needed experience of working closely with City of Bozeman leaders and projects stakeholders, and we will work with them once again to enhance the Lindley Park environment that meets your every goal and exceeds all expectations. The Martel and Cushing Terrell team has relevant and recent experience renovating older buildings – where existing conditions can play a major role in costs and schedules. Thoughtful, strategic, and comprehensive collaboration among the owner, architect, engineer, and contractor leadership team is key to building consensus on turning the current Lindley Center weaknesses into strengths for another century of service. Bozeman Health and Belgrade High School both relied on thorough evaluations of existing conditions – both during preconstruction and construction. Our firms have won historic preservation awards for our preservation effort in Kalispell for Flathead County, including their historic courthouse and jail buildings. These team members are available to assist on the Lindley Center whenever possible. Additional projects together throughout Montana are shown on the next page. Relationships Our proposed team is comprised of local design and building experts. Our teams have long-standing relationships with local engineers, subcontractors, and suppliers. Martel and Cushing Terrell have been working together in Bozeman since the 1970’s when we built the Medical Arts Center downtown. Additionally, we are both finishing significant renovation projects for the City of Bozeman and familiar with the city officials and processes carrying over to the Lindley Center. They transformed our antiquated school into a modern, high quality education facility Paul Lamb Belgrade High School 406.579.3142 20CITY OF BOZEMAN Scheduling encompasses both “short-range” and “master” schedules. We use Microsoft Project scheduling software. Short-Range Schedules: Short-range schedules develop weekly from the master schedule and include continual input from coordination meetings. They outline day-to-day activities, expose actual versus planned progress markers, promote continuity among trades, and provide a weekly update to all stakeholders. Master Schedule: We create a master schedule that outlines timelines from preconstruction through completion of the project. The master schedule drives overall construction timelines. Significant categories breakdown into smaller tasks to meet design, budgeting, and bidding dates. The master schedule outlines timeline expectations in the bid documents. Input from trusted subcontractors ensures we accurately account for durations and adherence to submittal requirements. Accelerating a Schedule: Construction work has inherent challenges which require a professional and experienced approach to planning and scheduling. Delay of material deliveries, understaffed subcontractors, and even weather can derail weeks of prior planning. We have a history of delivering projects on time and within budget despite the setbacks prevalent in the construction industry. Tracking Schedules: Short-range and master schedules are both dynamic. This allows us to update the overall schedule and track activities simultaneously. By utilizing both schedules, we control progress and address how this affects future activities. Martel requires subcontractors to provide a detailed schedule of values for all work associated with their monthly billing. In addition to ensuring accurate invoicing, the schedule of values provides insight into overall progress. Work progress and billing reviews occur during subcontractor meetings. Lindley Park Scheduling: As with most remodels, overcoming risks to schedule delays happens during preconstruction. Martel and Cushing Terrell will work with engineers and the City of Bozeman to uncover and plan solutions for unknowns. Some scopes of work, like electrical, may need a little cushion since remodel work is more time consuming than new construction. Since the demand for construction services exceeds demand throughout Gallatin Valley, our team will actively promote the work to area subcontractors and suppliers with a reputation for adequately staffing their projects. Regular communication with subcontractors to confirm scheduling throughout construction also ensures resources arrive in a timely and efficient manner. Meeting deadlines comes down to being productive every day. 21CITY OF BOZEMAN CLAIMS At any time in the last ten (10) years has your firm been assessed and paid liquidated damages after completion of a project under a contract with a public owner? 22CITY OF BOZEMAN Claims Neither Martel or Cushing Terrell has been assessed and paid liquidated damages after completion of a project under a contract with a public owner.
