SINCE THE 1970’S
Martel and Cushing Terrell have completed 112 projects together since the mid 1970’s. For
several years, we had a formal entity, MC Builders, to manage projects in the Bozeman and
Kalispell area markets. Of those, 10 are historic and 57 included renovation components.

This large food service building serves the Yellowstone National Park Canyon complex. This
renovation took place while the building remained in use and includes restored retail and
food service areas, new commercial kitchen, upgrades to all building systems, and extensive
restoration of historic fixtures and finishes. Sustainability was also an important focus.

Since 2005, Martel and Cushing Terrell have overseen ongoing renovations and expansions
to most areas of the campus. Expansions include a new Emergency Department and Medical
Office Buildings. Renovated spaces include offices, meeting rooms, information technology,
medical records storage, surgical, labor & delivery, laboratories, cancer center, lobbies, and
other public and private spaces throughout the complex. Work was completed with minimal
disruption to campus operation with specific attention to safety, noise, and airborne particulate
control.

The new Madison Lodge is the hub of activity and management of this upscale fishing retreat
property in Ennis. Features include a commercial kitchen and dining area, bar, retail area, guest
suites, offices, and expansive inside and outside relaxing spaces for guests. As one of Orvis’
top fishing lodge partners in the entire United States and a driver of the Ennis economy, this
lodge was a community effort and promoted by their Chamber of Commerce.

Decades after we built the original school, we returned to lead this six-phase 30-month
expansion and renovation. Work took place with minimal disruption to school activities. The
expanded school includes a new gym, locker rooms, athletic training education, band room,
cooking labs, woodworking shop, welding shop, classrooms, commercial kitchen and food
service, library, offices, secure entry, and expanded common spaces for collaborative learning.

The first phase of this greenfield development includes a sophisticated three-story
multi-specialty clinic and urgent care with an adjacent one-story surgery center that can
accommodate brief overnight stays. The design features a modern mountain aesthetic filled
with natural light and views of the Bridger Mountains. The clinic includes OB/GYN and
pediatric practices that have been in the Bozeman community for many years in addition to
a complement of additional specialty and primary care services. Radiology, laboratory, and
pharmacy services are included.

This was our fourth major undertaking on the terminal building since completing the original
in 1977 with Cushing Terrell. Like the others, this expansion was completed without disrupting
airport operations while being safe and secure. The 2020 project added 70,000 square feet to
the concourse, four new gates, a third food and beverage location inside security, additional
retail, and expanded baggage handling. Additional passenger boarding bridges and a larger
terminal apron to serve the expanded concourse were also completed.

A $4.5 million renovation reconfigured and expanded spaces within the building’s existing
footprint. A newly created Hub at the center of the Library is a gathering place to meet and
make friends, relax, and read. Learning labs foster hands-on creativity, from cutting-edge
technology to cooking to art and music.

City of Bozeman Swim Center is undergoing an extensive renovation project led by Cushing
Terrell. The 21,500 sq. ft. natatorium was originally constructed in 1975 and last renovated in
1987. Our team is providing architectural, engineering, and construction administration services
to address several deficiencies in the building, including replacing the roof, refinishing the pool,
replacing tile, and upgrading the HVAC system. Additionally, we are addressing structural issues
in the roof and wall systems, such as damage to long-span trusses and CMU walls, to ensure the
natatorium’s longevity. Upon completion, the City of Bozeman Swim Center will provide a safe,
modern space for the community to enjoy for years to come.

The historic Romney Gym Building is an iconic building on the Montana State University campus.
Constructed in 1922, Romney Hall has approximately 47,176 sq. ft. within four stories. Cushing Terrell,
in partnership with SRG Partnership, provided an in-depth programming and physical analysis of the
building. The starting point for the project was consensus that the character-defining features of this
Italian Renaissance style building should be retained, celebrated, and used as a guide for planning.
Plans included modifications to bring the building up to code, improve energy efficiency, include
sufficient restrooms, reinforce the building against seismic events, and provide accessibility to all
levels. A variety of spaces and finishes promoted the newer teaching methods expected at institutions
for higher education.

As Principal-in-Charge, Wayne will be responsible for the team’s performance ensuring that
every resource necessary to succeed in this effort is dedicated to you. He has 35 years of
professional experience in landscape architecture, land planning, urban planning, and multi-
discipline project delivery. Wayne has developed comprehensive planning efforts in rural and
urban communities and led public outreach efforts across the US and Western Canada. He has
led teams of planners, landscape architects, architects, and engineers on innumerable large
land development planning efforts during his Cushing Terrell career. His large land development
projects have taken him across Colorado, Idaho, Texas, Montana, and Western Canada.

Jimmy is a Project Designer and Associate owner at Cushing Terrell. His positive attitude and
creative thinking not only translate well into architectural elements but are reflected in how he
interacts with the design team and approaches client relations. Before joining CT, Jimmy had
worked as a builder in the construction industry which has proven to be valuable experience
in finding cost effective solutions while retaining design intent and integrity. He has been
recognized as an international artist through his explorations of mixed-media sculptures and has
served as an Instructor of Architecture at Montana State University. At CT, Jimmy has a continued
passion for design excellence and a commitment to client service.

Scheduling encompasses both “short-range” and “master” schedules.
We use Microsoft Project scheduling software.
Short-Range Schedules: Short-range schedules develop weekly
from the master schedule and include continual input from coordination
meetings. They outline day-to-day activities, expose actual versus planned
progress markers, promote continuity among trades, and provide a
weekly update to all stakeholders.
Master Schedule: We create a master schedule that outlines timelines
from preconstruction through completion of the project. The master
schedule drives overall construction timelines. Significant categories
breakdown into smaller tasks to meet design, budgeting, and bidding
dates. The master schedule outlines timeline expectations in the bid
documents. Input from trusted subcontractors ensures we accurately
account for durations and adherence to submittal requirements.
Accelerating a Schedule: Construction work has inherent challenges
which require a professional and experienced approach to planning and
scheduling. Delay of material deliveries, understaffed subcontractors,
and even weather can derail weeks of prior planning. We have a history
of delivering projects on time and within budget despite the setbacks
prevalent in the construction industry.
Tracking Schedules: Short-range and master schedules are both
dynamic. This allows us to update the overall schedule and track activities
simultaneously. By utilizing both schedules, we control progress and
address how this affects future activities.
Martel requires subcontractors to provide a detailed schedule of values
for all work associated with their monthly billing. In addition to ensuring
accurate invoicing, the schedule of values provides insight into overall
progress. Work progress and billing reviews occur during subcontractor
meetings.
Lindley Park Scheduling: As with most remodels, overcoming
risks to schedule delays happens during preconstruction. Martel and
Cushing Terrell will work with engineers and the City of Bozeman to
uncover and plan solutions for unknowns. Some scopes of work, like
electrical, may need a little cushion since remodel work is more time
consuming than new construction. Since the demand for construction
services exceeds demand throughout Gallatin Valley, our team will
actively promote the work to area subcontractors and suppliers with a
reputation for adequately staffing their projects. Regular communication
with subcontractors to confirm scheduling throughout construction also
ensures resources arrive in a timely and efficient manner.
