Our team includes both architectural professionals and construction experts, which gives us the uncommon ability to balance architectural design with real world constructibility. Our approach integrates building design, construction process design and budget design, resulting in a more holistic project that yields innovative solutions and accurate budgets. CSI has extensive experience with residential, commercial and government projects, as both designer and builder. We are also regularly called upon to provide recommendations and valuations in construction litigation as an expert witness. This combination, along with our past remodels and structural retrofits, enables us to develop innovative solutions as new challenges present themselves. It also informs our cost projections, resulting in realistic budget expectations. As a result of our expertise and innovative solutions, our past clients have consistently requested additional services, increased scope, allowed us to provide them with service work, and selected us for subsequent projects. We hope to add the City of Bozeman to our list of repeat clients. With Revit, we are able to complete all phasesof the design process from schematic design to constructiondocuments and production drawings. •In Fall 2022, CSI worked with the City of Bozeman to develop afeasibility study for the rehabilitation of the Lindley Center. •Recently, Constructive Solutions Inc. has signed a generalcontractor contract with the City of Bozeman for the BozemanAlley Enhancements set to finish in August 2024. •Constructive Solutions carries professional liability insuranceand has the ability to bond up to $600,000. •There are currently no pending or outstanding judgments,arbitration proceedings, or lawsuits against CSI, in which theamount in dispute is more than $75,000, nor have there been inthe last five years. •In the last ten (10) years our firm has not been assessed andpaid liquidated damages after completion of a project under acontract with a public owner. We do this by constantly monitoring inflation and materials cost as well as actively reviewing actual labor hours from previous comparable projects. CSI’s 2024 ScheduleOur upcoming 2024 design/build schedule has the availability and capacity to prioritize the Lindley Design-Build Project and can comfortably accommodate this new and in-depth project. Our upcoming schedule for 2024 is shown below. We are able to prioritize our upcoming project with you and adapt our schedule to fit yours. With our weekly, in-house, meetings we are able to identify upcoming schedule conflicts and address them before problems arise. Our processes are geared toward efficiency and responsible resource use, right from the start, so sustainable design and construction is simply a matter of how things get done, not an additional service. Our team has worked hard to create a reputation for sustainable design and construction, and that effort has paid off in numerous projects with LEED, NAHB Green and Energy Star certifications, a national award recognizing green design and construction, and the satisfaction of many of our clients. Thermal Imaging and Building Envelope Commissioning As a company, we employ thermal imaging, blower door testing, and duct blasting as an integral part of almost all projects. These tools allow us to analyze many “hidden” aspects of a building’s envelope and mechanical systems and find potential deficiencies. In 2016, Infrared Solutions was created as a new partner in the thermography field, and our two companies work closely together to develop in-depth reports and analyses. We have always been a proponent of energy efficiency as the first step to energy savings, and assessing existing buildings for energy retrofit opportunities is a great way to determine where the best return on investment can be found. After the creation of a detailed thermal imaging report, our team can help clients understand what deficiencies exist, the best way to address them, and prioritize them based on the greatest return. Thermal imaging can be used to pinpoint insulation deficiencies, air infiltration, electrical overloading, and potential water intrusion among other issues. In new construction, thermal imaging and duct blasting can be used to verify performance before correction becomes costly. Return on Investment and Financial Analysis As a business, Constructive Solutions understands that all decisions have a cost impact, and finding how these affect the bottom line is a key part of the decision-making equation. Occupant comfort, energy savings, aesthetics, and initial investment are just a few variables that come to bear on a project’s viability. Her high school years were spent exploring Japan, as well as many other countries in the region. This gives her a unique perspective on space and functionality. After high school, she attended Montana State University where her curiosity for the built environment truly took hold. During this time, she worked for a local lumber yard learning about building materials and their real-world applications, as well as learning to manage a staff of 30+ employees. In her current position with Constructive Solutions, she is involved in all aspects of projects from schematic design through finished construction. During college, he applied his Montana work ethic to the building trades and gained mastery of several fields including concrete, timber work, log work, framing, and casework. He continued to increase his acumen for a decade while working with some of the premier builders of Southwestern Montana before starting Constructive Solutions in 1999. Rob has developed a sophisticated production model that delivers a high level of craftsmanship, building performance and value, while maintaining a focus on customer service. She took drafting classes all through high school and competed in drafting competitions at a state level through Skills USA, placing in the top 3 each year she competed. She was the first member of her family to graduate from college in 2012 with dual degrees in Drafting and Civil Engineering Technology. She started her career at Pioneer Technical Services. At Pioneer, she got her first taste of commercial construction and construction sites. Communication is key to Sara’s success in the industry. She has learned how to effectively communicate with all types of people and personalities, including the “grumpy old men” she so affectionately calls friends. He has always been interested in design and what could be, which brought him to Montana Tech in Butte for a degree in Drafting and Design. Matt has leveraged his skills in a wide-range of design ap-plications, from semi-autonomous robots to structures, machines, art and more.You can sometimes spot him following in his father’s footsteps behind a camera, looking for small critters and big birds up on high. Matt has experience in many CAD and 3D Modeling programs such as AutoDesk Revit, AutoDesk AutoCAD, and Blender. He finds learning, and then teaching, these programs to be the highlight of his career. Sadie has recently earned her Master’s of Architecture, her thesis exploring Native American wellness in urban environments. Sadie values community-oriented design that empowers individuals while balancing environmentally conscious building. Working at CSI has allowed her to maintain her values while understanding the con-nection between good design and the world of construction. With Constructive Solutions: •TMR - Tiny Home; Designer/Drafter Connor Hasse, Architect in Training Work Experience Connor Hasse was born in Nevada and grew up in Washington State. As a young child he enjoyed watching construction sites and playing with legos to create unique structures. This led him to be interested in architecture from a young age. He also enjoyed being active in the outdoors participating in organized sports, hiking, skiing, mountain biking, and climbing. He was accepted to Montana State University and moved to Bozeman after high school. His decision to attend Montana State was a result of his desire to get a top notch education and to enjoy the outdoor wonderland that Montana has to offer. He earned his Bachelor’s degree in environmental design in 2022 and just recently earned his Architecture Master’s Degree. Connor has the unique opportunity to combine his love of the outdoors, interest in the construction industry all with his educational degree. This will allow him to produce designs that decrease the disconnect between contractors and designers, spaces that are environmentally thoughtful, and comfortable for people to inhabit. Definitely a case of “Better Late than Never.” David was the kid who took the toaster apart (and even occasionally managed to get it back together). Always one to work with his hands, it only took till he was 16 to take the engine out of a car and rebuild it, (yes, it ran afterwards). Formally trained as a mechanical engineer, David started his professional life as a rocket scientist working on a total of 6 scientific instruments that got flown on spacecrafts. From rocket science, David worked for a defense contractor working on the self-destruct system for the original Patriot Missile System and an under-wing pod designed to mimic different missiles’ radio signal profiles. From the defense world, David took his first steps into the building trades as a designer for MEPFP firm. Then David took a detour into the tech world as the IT manager of a consulting firm and then a company that built command and control centers. But the building trades called him back and he started and ran a remodeling contracting company in Washington until he moved to Montana in 2014. Once in Montana, David first found work running the operations of a small concrete contractor until October 2016 when he moved into his first role with Constructive Solutions (project management) and then moved into his current role (CFO) in early 2021. David lives in Bozeman with his partner and their Akita. When not building something, David can usually be found on the river, in the hills, kitchen, or garage doing his best to combine passions. Currently, he is working on building a curing chamber to make homemade cured salami and prosciutto. Partially through the project, however, a structural review by the city determined that the code deficiencies were life threatening and the project scope was dramatically altered. Constructive Solutions was then engaged to perform a constructibility evaluation of the existing structure to determine, in conjunction with the structural reports done by Morrison-Maierle and Stahly over the past decade, what responses were necessary, appropriate, and to provide a cost estimate based on this proposal. The updates included full ADA updates, structural and life safety responses, and various architectural updating to allow the building to resume use. The project consisted of lead paint removal and sealing of the historic brick, upper level window expansion and replacement, clerestory retrofit and restoration, structural retrofit, steel awning with structural steel ledger, updated signage, steel wainscot, and covered walkway to facilitate brick restoration. Project Architect: Yellowstone Architects In addition to general contracting services, CSI provided the design and permit for the covered walkway that allowed the businesses below to stay operational and maintain their storefronts. We also supplied production documentation for the structural retrofit required to repair deteriorating masonry columns, and the connection of the steel awnings to the existing structural steel columns. We designed and executed an update to the clerestory window system that improved its energy efficiency while restoring and re-purposing the historic copper frames. While working on the façade CSI designed and permitted multiple small retrofits for each of the Main Street tenants. Constructive Solutions Inc.Page 21 of 30 12/08/2023 Constructive Solutions performed the interior remodel of the Nevitt Building in conjunction with Yellowstone Architects. The project included a complete demolition of the interior spaces on the second floor, including lead and asbestos removal. A new structural ceiling was installed to reinforce the roof and vault the office spaces. A new energy efficient HVAC system was installed along with a fire suppression system. We constructed and finished the new office spaces, replaced the remaining upper level windows and entry door, and restored the original oak entry stair and wainscot. Schnee’s Interior Renovation This project was an extensive interior remodel of the retail space for the newly merged Schnee’s and Powderhorn companies. CSI acted as general contractor for the interior remodel, and also provided interior design assistance with re-purposing existing building elements, interior layouts, designing display areas, lighting and finishes. CSI coordinated all the work of the interior sub-contractors, and helped navigate the idiosyncrasies of a nearly 100 year old building. CSI also fabricated all the custom interior trim, paneling, display shelving and display systems. Sierra Pacific Showroom For this commercial tenant improvement, CSI acted as the architect and general contractor. The remodel included the installation of a built-in conference room, counter and cabinet install, waxing and staining of concrete floors, as well as new doors and windows supplied by Sierra Pacific. The conference room walls are themselves showcases of different Sierra products, displaying the versatility of their product line in both rustic and modern applications. Gateway Residence Designed and built by Constructive Solutions, the design for this home outside Bozeman, Montana drew its inspiration from early rural and agricultural buildings that incorporated sod roofs and earth sheltering. The floor plan is oriented on an east-west axis that takes advantage of amazing views from the property and an ideal solar orientation. Stained concrete floors act as passive heat sinks, the concrete and Structural Insulated Panel walls provide an incredibly efficient thermal envelope, and the geothermal heat pump provides steady radiant heating and cooling. In an area where the weather can produce high wind and heavy snow, the home is quiet, comfortable and peaceful. Hyalite View Residence This custom 4600 square foot home near the Hyalite Foothills is the culmination of a close collaboration between the client and the CSI architectural staff, and represents the realization of the homeowners’ goals for a grand, high performance home. 8” SIP wall panels, over-insulated ceiling, extensive air sealing and a geothermal heat pump all helped this house achieve a HERS 50, meaning the house uses 50% of the energy of a code minimum house. Three years after completion, CSI was contracted to design and construct a detached barn for the property that matched the style of the original house. It features radiant concrete slabs, custom concrete finishes, custom wood and steel staircase that floats inches off the main 2 story concrete kitchen wall, and several custom built-ins. This custom home has details scattered throughout that adds to its character.
