I live on the south side of town in a small, newer neighborhood (Ellis View Estates), near an older, mature one, and near Sundance Springs. Below are areas I would like to see changed about the proposed UDC. 1. I would like to see these older developed neighborhoods keep their traditional neighborhood charm, character and stay with their current PUD (Legacy PUD) and covenants. Not just because I live in one but because anything else looks out of place and does not match and blend with the existing neighborhood. Everyone living in these neighborhoods bought or built their home for a reason and I would bet not one of them wants lots with 4-8 residences that do not match the existing character of the neighborhood. I sure did not. This includes homes and mixed-use lots. We are dealing with this right now with a commercial developer wanting to place a building with a design that does not blend whatsoever with the existing neighborhood and does not follow the established PUD, City ordinances, and subdivision convenances. This will create an eye sore for our beautiful neighborhood and the surround ones that are 99% developed with the exception of these commercial lots. 2. The new UDC should be for new subdivisions and not existing ones. An example is on South 19th where there are new developments being built that are mixed use and the homes compacted on lots. Whoever buys these knows exactly what they are moving into and chooses to buy/rent in this type of neighborhood. As a side note, none of these new subdivisions are solutions for affordable housing. The answer is not through developers who's goal is to make money. Bozeman is changing, growing, and developing. However, Bozeman should not try model itself off of any other cities. We are Bozeman. We all live, grew up, or moved here for a reason and that was mostly to live in a place that is different. If people liked were they moved from so much they would have stayed. Which means we do not want or need to be like other towns or states and do not need to model our town off of them. Times are changing and our changes should not ruin what we already have. Have the option to have more compact subdivisions, more affordable homes, but do not ruin the ones that exist. Sincerely, Dr Todd Steinmetz 3760 Ellis View Loop Bozeman, MT 59715 406 581-4082
