Hello Ashley. This email serves as verification that the Department of Planning and community Development has
agreed in principle to allowing modification of the approved Site Plan for Kenyon Noble to add a portable carry out
beverage and food kiosk in the previously-agreed upon location in the eastern parking lot area of the Kenyon
Noble site currently being developed on West Oak Street. This agreement in principle is predicated on the actual
"kiosk" meeting the general and specific design parameters described in the previously-received letter from CTA
Architects. Final design of the kiosk will be subject to review and approval by this office for design compatibility
with the architectural features, materials, and colors of the principal building on site prior to final approval. We
further understand and endorse the requirement that the design and placement of the kiosk is subject to review
and approval by your corporation; your expressed written approval, as well as ours, will be needed prior to actual
placement of the kiosk on premises.
I hope this adequately summarizes the conversations you and I have had over the past several months. I have
also had this conversation with Ms. Jody Newton, who you are evidently in negotiations with. I have advised Jody
that the maximum kiosk size can be 98 square feet, and that her designer should meet with our project planner,
Lanette Windemaker, to review design issues prior to making formal application to modify the approved Site Plan.
Finally, I provided Jody with the necessary appplication form to formally propose this modification to the Site
Plan.

We have been made aware that Kenyon Noble is interested in pursuing the placement of an out-
building in the southeast corner of the Oak Street Site. We feel this will improve the development
by creating interest within the boundaries of this large site. The site has been planned around
integrating open landscaped areas with building forms. As you know there are two large buildings
being constructed and a few smaller outbuildings along with parking and circulation areas for
vehicles. At this point the majority of the southeast area is vehicle parking and landscaped forms.
By developing an out-building in this area,it will provide visual interest as well as a cohesive built
environment across the site.
With that being said,we recommend that the out-building uses the forms, elements and materials
that have been developed for the buildings by the Planned Unit Development. A gabled roof with
asphalt shingles or metal roofing matching slope, profile and color. Wood siding with horizontal or
vertical orientation and matching color and species of the Retail building. Timber accenting, if
appropriate, at the rooflines and perhaps the doors and windows. By orientating and constructing
the outbuilding to compliment the larger structures and site, this endeavor will provide a better
solution to the overall site and planned development.
