Re: Walton Homestead Change in Use for Lot 8, Block 7, #Z-04015C
Dear Mr. Craft:
Lot 8, Block 7, of the Walton Homestead PUD is zoned R-3 (Residential Medium Density District),has a
lot area of 10,571 SF, a lot width of 105 feet along Juniper Street, and a lot width of 112 feet along North
14`h Avenue. Although the Final PUD designates this lot for a single household dwelling unit, the Planning
Director has found that your proposal for a duplex is acceptable subject to the following conditions:
1. You must obtain approval from Walton Homestead Architectural Review Committee (WHARC);
2. Ensure that all setbacks, lot coverage,parking, etc. are met (note that Walton Homestead has a
setback of 20 feet along Juniper with allowed encroachments for architectural features such as
porches, eaves, etc);
3. The duplex must have a common wall (the second floor shared wall depicted in the sketch plan is
sufficient);
4. Ensure adequate back up maneuverability for all required parking spaces.

I am requesting the change in status of Lot 8 Block 7 Walton Homestead Subdivision PH2
from Single Family to Duplex designation. The lot is approximately 105'by 112'with a total
of 10,571 sq. ft. The area and frontage are way beyond the duplex requirements.
The reason for the request is a single family home priced to justify the lot value would not
be economically feasible. A condominium duplex would fit in very well with the
neighborhood.
Your approval of this request would be appreciated.
