Dear.Ray:
The City of Bozeman has completed its review of the revised stormwater calculations on the above
referenced project submitted on November 7°i and 9`I'and found them to be acceptable. My review
was only of the hydraulic calculations since I reviewed the original stormwater plan for the entire
subdivision. The project engineer and planner will review the plan in association with the final site
plan review for the car wash. As we discussed, conversion of the earthen pond for basin 11 to a
concrete walled pond may cause some concern, but I will leave that to their review. Also note that
we have no standards for sizing of the oil sand separator, so we are leaving that to your engineering
judgement.
If you have any questions regarding these comments, please call me at 582-2280.

The proposed PUD clarification to allow a specific parking layout for Common Area B,Block 7 in the
Walton Homestead PUD has been approved subject to the following conditions:
1. Approval is for the new parking layout only;building footprints shown on modified Final Site
Plan are conceptual and will be evaluated for setbacks, coverage, etc. with site plan review;
2. The parking lot shall be constructed in accordance with Section 18.46.020 "Stall,Aisle, and
Driveway Design."

Dear Susan,
Attached are two copies of our final revised Parking Plan and Landscape Plan for
Common Area B, Block 7, Walton Homestead Subdivision P.U.D., Phase 2. I have made the
minor revisions that you requested in our telephone conversation earlier this fall. The islands
along the north side of the parking lot have been widened to 9 feet and the handicap space has
been changed from 16 feet to 13 feet in width to allow the wider islands and to allow the east
end of the parking to be at least 20 feet from the east property line. I have also added striping
along the side of the 13 foot wide handicap spaces, and verified the number of parking
spaces and the quantities in the plan table.
Thanks for your help in review of this parking plan. Feel free to call if you have any
questions concerning the final plan.

Dear Susan,
Attached are two copies of a Parking Plan and Landscape Plan for Common Area B,
Block 7, Walton Homestead Subdivision P.U.D., Phase 2. The owner wishes to construct
curb and gutter around the perimeter of the parking lot and interior landscape islands at this
time. Kevin Cook has indicated that there will be a total of 52, 2-bedroom apartment units
served by the parking lot. At 2 parking spaces per 2-bedroom apartment unit, a total of 104
parking spaces are required. A total of 5 handicap parking spaces are also required, with two
of the spaces being van-accessible. We have added 4 parking spaces to the original parking
layout, along the south side of Lot 22, to meet the required number of parking spaces.
It is also our understanding that the office space to the north of the parking lot will
share in the use of this parking lot. Kevin Cook has indicated that the office space will be
allowed to share 52 parking spaces during regular business hours within this parking lot.
Please review this plan at your earliest convenience. Feel free to call if you have any
questions concerning the parking layout or landscaping.

Dear Kevin,
The proposed minor PUD modification to allow a different parking layout for Common Area A-1 in the
Walton Homestead PUD has been approved subject to the following conditions:
1. Approval is for the new parldng layout only;building footprints shown on modified Final Site
Plan are conceptual and will be evaluated for setbacks, coverage,etc. with site plan review;
2. Please submit a revised landscape plan for review and approval prior to landscape installation;
3. The parking lot shall be constructed in accordance with Section 18.46.020 "Stall,Aisle, and
Driveway Design,"
4. Regarding the stormwater calculations:
a. The slot width for Basin 18A must be 1/2-inch;
b. We typically do not allow stormwater ponds to discharge to the street,but in this case since
it is a relatively small basin, and there is another inlet a little over 100-feet down the road that
will intercept the flow,it will be acceptable.

Dear Ray:
The City of Bozeman has completed its review of the revised stormwater calculations and plan for the P.U.D.Amended
Phase 2 Parking Lot. Below is a written summary of the City's review comments on the documents submitted.
1. Calculations page 1: for the slot width for basin 18A,I came up with ''/z".
2. Calculations page 1: for the slot width for basin 19A,I came up with 5/8".
3. Calculations page 2: The.three numbers given for street,sidewalk,and building area don't add up the number
given for impervious area for basin 18.
4. Drawing: Where is pond 18B discharging to and how is it being conveyed?
5. Drawing Pond 18A: See comment 1 above. Also what does"slot in opposite pipe outlet"mean?
6. Drawing: Specify the slot width for both Detention Areas 18 and 19. Also using perforated pipe and the gravel
void ratio to provide the required volume in the underground detention areas will not be allowed unless the
bottom of the excavation is lined. Either revise the pipe size/length to provide the volume,or call for lining the
excavation.
7. Drawing: See comment 2 above.
Please provide a written response to the individual comments and return the attached red lines when submitting the
revised plan sheet and calculations.

The City of Bozeman has completed its review of the revised stormwater calculations and plan for
the P.U.D.Amended Phase 2 Parking Lot submitted for the,above referenced project and found them
to be acceptable with the following conditions:
1. The slot width for Basin 18A was not changed to ''/2" on the drawing.
2. We typically do not allow stormwater ponds to discharge to the street,but in this case since it
is a relatively small basin,and there is another inlet a little over 100' down the road that will
intercept the flow it will be acceptable.
