Main Bozeman, MT 59715 RE: Woodbrook Townhouse Development - Phase 2 Dear Lowell : Outlined below are the Staff comments relative to Phase 2 of the Woodbrook project: I would suggest showing the entire area of Phase 2 that would include the public or private street including that area extending to S. Black Avenue. It would also be advisable in that area not being developed to indicate a note stating that this will be a future development site. There is some concern about the proximity of the proposed pond/water system relative to this phase. I think before the Staff would offer approval in the conceptual form, that we would want to have the general area of the pond staked as well as the project site for Phase 2. We then can field inspect it to get a better determination as to how.this recreational amenity will be located relative to the Phase 2 boundaries and the townhouse units themselves. In reviewing our Townhouse requirements , we note that 75% of the yard areas are to be landscaped. In roughly computing the total front yard area of Phase 2 and comparing this with the total amount of area to be landscaped in the front yard, we find quite a wide disparity between what is required and what,is provided. Just over 50% of the front yard area would be hard surfaced by driveway leaving less than 50% to be landscaped as required by our ordinance, so I think there are some adjustments that have to be made in this respect for each of the lots. I would suggest using a 28' private drive rather than a 25' . The 28' would allow a single lane of parking which could be used in this Phase and probably in later phases in close proximity to this site. I haven't been able to contact the Fire Chief relative to the need for fire hydrant locations and his concerns as to emergency vehicle access to this site. However, this would have to be reviewed by him and accepted as something that would not compound or present an obstacle. The Townhouse requirements specify that at least 320 square feet of private yard is to be provided for each townhouse lot. This area is to be enclosed by fences or walls at least 5' in height or with plantings to screen the first level view from adjacent units. You should review your plan to insure that s. You should be aware, of course, of the need to have individual utility connections to each townhouse unit. We assume that a full landscaping plan including an irrigation system will be submitted with the further drawings. The main entry street should be at least 28' wide. This would allow for one lane of parking and two lanes of traffic. The parking section of the townhouse code suggests that when two parking spaces are provided in the front yard area, lot widths have to be adjusted accordingly up to at least 30' and the setback should be 20' from the private street or access drive. You may want to review this because I think that your proposed sites do not meet this criteria. We note no garbage enclosure areas shown and at least one or several should be shown to facilitate accessible garbage pickup. I think that I have covered the major items of concern for this project.
