The decision was based on the fact that the proposal complies with both the previously approved Ridge PUD (#Z-06260), and, the requirements of Title 18 of the Bozeman Municipal Code,will not be detrimental to the health, safety, or welfare of the community, and is in harmony with the purpose and intent of the-Bozeman 2020.Community Plan. Approval of this project is contingent upon compliance with the following condition of approval: Recommended Conditions of Approval: I. The existing trees in the area of the addition shall be relocated within the PUD. Shall any of these trees be damaged or destroyed during relocation;a similar species of similar size shall be planted in its place. Compliance with this condition will be verified both prior to the issuance of a building perr-ut and prior to the issuance of occupancy. A building permit is required for this project. All aspects of this application are found to be in compliance with the Development Guidelines and all other applicable elements of the previously approved Ridge PUD #Z-06260. planning • zoning • subdivision review . annexation • historic preservation • housing • grant administration • neighborhood coordination i _ The Ridge PUD, as approved 40the City Commission on January 8`h, 20U,included a DRB recommended condition of approval stating that "All future buildings and phases shall be reviewed by the Design Review Board (DRB) prior to Final Site Plan/Sketch Plan approval". Thus, this application is required to be . approved by the DRB prior to the Planning Departments approval. In reviewing minutes from the previous DRB review, it seems the rationale behind the inclusion of this condition was to ensure that all subsequent buildings in the PUD are both consistent with and unique to the development. Since elements of the design (materials, roof form, etc) are already established with the existing Athletic Club building, Planning Staff finds that DRB review of this addition to be un-necessary. Staff Recommendation Planning staff supports this proposal. Again, this item has been placed on the DRB's consent agenda because of the. PUD condition of approval requiring DRB review; nothing about the design of the subdivision or PUD will change as a result of this application. If the Board wishes to discuss this item, then a motion must be made to remove the item from consent for further discussion. The recommendations of the DRB will be forwarded to the Planning Director for his final decision. This 9,000 square foot addition will have little impact on the overall proposed PUD site.
