PRELIMINARY CONDITIONAL USE PERMIT
(must be permanently renewed by date listed below)
Having met the requirements of Section 18 .52 of the Bozeman
Zoning Code, and having received approval of a Conditional Use
Permit application from the Bozeman City Commission on
February 20 , 1990 , BE IT RESOLVED THAT:

hereto.
This permit shall be valid for a period of 18 months after
approval of the Final Site Plan, and the property owner/applicant
must receive permanent renewal of this permit prior to
October 4, 1991. All conditions of the permit must be satisfied
before permanent renewal will be granted . Failure to satisfy all
conditions required by this permit prior to this date shall be
grounds for non-renewal of this permit. If all required
conditions have been satisfied prior to October 4, 1991 , this
permit shall be permanently renewed.
This permit is for the specific use as listed above and as shown
on the Final Site Plan, and, when permanently renewed , shall run
with the land and will not cease upon change of ownership of the
land. Any modifications to the Final Site Plan at any time,
before or after permanent renewal , shall be reviewed and approved
by the Planning Director .

CONDITIONS OF APPROVAL FOR
CONDITIONAL USE PERMIT #Z-9003
1 . A security lighting detail shall be submitted with the Final
Site Plan for review and approval ;
2 . Snow removal storage areas shall be shown on the Final Site
Plan , and the drafting errors in the Title Block which refer to Lot
2A of Westfield Meadows No. 5 , and to the name of the development
as Westfield Meadows South shall be corrected to read "Lot 2A
Westridge Meadows No. 5, and "Westridge Meadows South" . The Site
Plan shall indicate the total percent of paving (5 . 1%) , and the
percent of landscaping shall be changed to include the grass areas
(70 .45%) ;
3 . All covenants and other necessary legal documents shall be
submitted , reviewed and approved by the Planning Director prior to
Final Site Plan approval ;'
4. Three copies of the Final Site Plan containing all the
conditions, corrections and modifications as stated above shall be
submitted for review and approval by the Planning Director within
six months of the date of City Commission approval . A Final Site
.Plan must be approved prior to. the issuance of a building permit
for the project, or commencement of the use. One signed copy shall
be retained by the Planning Director, one signed copy shall be
retained by the Building Department, and one signed copy shall be
retained by the applicant;
5 . If improvements are not installed prior to Final Site Plan
approval , the applicant shall enter into an improvements agreement
with the City. Detailed cost estimates, construction plans and
methods of security shall be made part of that agreement;
6 . If occupancy of the structure or commencement of the use is to
occur prior to installation of the improvements, the agreement must
be secured by a method of security equal to one and one-half times
the amount of the cost of the scheduled improvements; and
7 . All on-site improvements shall be completed within 18 months
of final site plan approval of the Conditional Use Permit. The
Conditional Use Permit shall be valid for a period of 18 months
following approval of the Final Site Plan. Prior to the permanent
renewal of the permit, the applicant must satisfy all the
conditions in the granting of the permit. An on-site inspection
will be made prior to said issuance, and if all conditions have
been satisfied, the permit will be permanently renewed.
