Dear Director Anna Bentley, Planner Susanna Montana, and Agenda@Bozeman.net: RE: Ask/require that Canyon Gate submit to MDoT that Arterial access to B-2M commercial from Hwy 86/Bridger Drive be 35ft in width (vs just 26ft) which also matches the width required for internal roads. During Preliminary Plat approval for Canyon Gate #21337 in April 2023, their consultant Joey fromSanderson Stewart said that the MDT access would likely be approved: 1) Move existing stub from Lot 47-46-45 in Mount Baldy Subdivision WESTWARD so that ... 2) Direct access from Arterial (Hwy 86 / Bridger Drive) would be allowed to B-2M Commercial buildings asRight-In, Right-Out only 3) Joey did clarify that the intended relocation would have "WIDE FLANGES" (however, he/they onlyrequested the existing single-house driveway width of 26 ft.) Here are the reasons why I am asking & hope the City of Bozeman will require Canyon Gate to askMDoT for 35ft vs 26ft width: a) People driving back to town from "the M", Drinking Horse, Bridger Canyon, Bridger Bowl etc. can slowdown and via direct right-turn can enter Canyon Gate commercial directly from Bridger Drive/Hwy 86...wider width will improve safety & negotiating the right turn b) People leaving Canyon Gate commercial can readily make a right-turn back onto Bridger Drive/Hwy 86when they depart "shopping", eating, or visiting. Again, wider width will improve safety of making that turn. c) This will alleviate additional traffic onto the Collector Story Mill Road. d) Arterial access from B-2M is suitable and should really be required, plus it will help off-load trafficcutting through or using internal Legends I & II roads on the N & E. e) SAFETY will be improved as folks will have a WIDER road to access Canyon Gate and depart, locatedwhere Speed Limit is reduced and there is the new Traffic Signal installed at Bridger Drive & Story MillRoad. (See recent photos attached) f) A wider width of 35ft matches the required width for internal streets in Canyon Gate, and allows safer access (than just a 26ft individual home width driveway.) g) Snow can be plowed, removed appropriately, and stored better when a road is not so narrow (26ft)allowing wider shoulders. h) Any bicycle, pedestrian access, larger deliver trucks or other in/out use will be more appropriate &safer with 35ft vs 26ft access width. I am emailing this PUBLIC COMMENT to you at this time, since the first site plans/duplicate Buildings for Truman Flats are being reviewed by the City within Canyon Gate. Let's get this access width request made by City asking/requiring, developer modifying their MDoTapplication, so that it can be approved sooner and used... vs attempting later or, even worse, just trying tohave a 26ft wide access from Arterial/Hwy 86 to B-2M Commercial. Public Comment 11/4/2023 Input by Mary Wictor 1504 Boylan Rd, Bozeman, MT 59715 Truman Flats App 23148 Canyon Gate: Block 4 Lot 1 & 2 Gable Peaks help a tad, but insufficient “design” esp. for neighborhood/area Flat Roofs may LEAK more?! Quite a “blocky look” [Note: The entire surrounding area is just 2 stories!] Along low-windows SNOW will pile-up in winter (adjust lengths?) ~53ft / R-5 but next to R-3 by R-1: HEIGHT is, has been, and continues to be a key concern as stated within numerous public comments 2021-2022. Can the 6-ft between the “roof” at 42.25’ & 48.25’ “parapet” be reduced? Buildings can use setbacks, add space between, and step-backs to be a better-fit & mimic the Bridger mountains from the ‘M’ north. Truman Flats – rendering This design looks like a “Hotel”… compare with the following examples: Hotel: Wood Spring Suites HOTELs BCAN – area residents WORD CLOUD their most → key identity words Bridger Creeklands Association of Neighbors Mountain views, unobtrusive, eclectic, distinctive design Truman Flats & Canyon Gate entirely removed ALL trees, vegetation, and natural swales. All 25 acres of Canyon Gate have been completely cleared & graded. FYI: That’s the same size as all of Legends I, or ½ of Legends II at Bridger Creek Please read, listen to, & use all Public Comment(s) ➢Truman Flats is the FIRST Site Plan and building type (Lots 1 & 2 duplicated) ➢Be sure to set a proper stage for the other upcoming site plan/buildings ➢Ensure this first step uses good, area-compatible design for people/area Jan Gehl, world-famous architect/urban designer, from his top 10 quotes (RTF—rethinking the future 1Q2023) 2. First life, then spaces, then buildings – the other way around never works 4. Only architecture that considers the human scale and interaction is successful architecture
