Re: South Range Crossing Subdivision
Concurrent Construction Request
Please accept this letter and enclosed application as a request for concurrent construction of
on-site infrastructure, off-site infrastructure and building improvements for the South Range
Crossing Phase Please 1, Block 5, Lot 2 as outlined in the "South Range Crossing Major
Subdivision Phasing Plan." SRX LLC will begin construction of the Subdivision infrastructure as
soon as practical after engineering approvals have been obtained, but infrastructure is unlikely
to be complete prior to Final Plat. It is anticipated that a portion of the Subdivision
infrastructure will be financially guaranteed prior to Final Plat through an Improvements
Agreement to allow for the building permit to be released.
Concurrent Construction allows for the construction of internal buildings (subject to a site plan)
while the Phase 1 improvement and the onsite improvements are being completed. This
request is supported by the following standard construction per UDC 38.270.030.C.1.a for site
development.
The Phase 1, Block 5, Lot 2 site plan meets the provisions outlined within the UDC in sections
38.270.030.C.1.a., as the water and sewer services will be pulled off the main lines that are
located within a publicly dedicated ROW.
The site will be able to be serviced by one fire hydrants located on Canter Avenue directly
across the street from the project site.
Please let us know if there are any additional conditions required to enable concurrent
construction.
