Nexus Point Phase II – Site Plan
Project Narrative
Phase II of Nexus Point is a planned residential mixed-use high-density development to be built
on an approximate 5.3-acre tract of land zoned R-5 in the City of Bozeman. Phase II of Nexus
Point was crafted to address the growing needs of the Bozeman community. The project is
designed in a responsible manner, maximizing scarce land resources suitable for development by
focusing on density and efficient land use, while forming an exceptional live-work-play
environment. Trail corridors run along the length of the east and west property boundaries of the
entire Nexus Point site, as well as through the center of Lantern Park, of which the north 1/2 was
constructed as part of the Nexus Point Phase I development. These trail corridors allow for
pedestrian and bicycle traffic - separate and away from automobile traffic - and provide for
excellent circulation throughout the project area and beyond. Phase II of the Nexus Point
development will also include a 2-story café with indoor and outdoor seating.
Phase II of the Nexus Point project is residential, consisting of 142 multi-residential dwelling
units (all 4-story) and a café.
Below is a description of the second phase.
Phase II - 120 Apartments
• Three 4-story 36-plex and one 4-story 34-plex walk-up structures with asphalt
shingle roofs, having an overall height of 55’ 6-7/16” to top of roof. There are
two types of units within the buildings:
(i) 34% (48) - 1-bed 1-bath apartments;
(ii) 25% (94) - 2-bed 2-bath apartments
All residences include spacious storage closets just outside the front door to each unit, large
covered outdoor patios/balconies, abundant covered bike racks, community BBQ areas for each
building, one reserved covered carport parking stall for each unit, and 300 Mbps fiber internet
connection through a private WIFI network.
Parking for Phase II exceeds minimum code requirements.

All roadways and other infrastructure, together with the public park, have been constructed with
the first phase. The project is submitted as a non-subdivision development with easements for
streets.
