Dear Ms. Montana and Ms. Bentley, After reviewing the City of Bozeman’s site plan criteria; specifically 38.410.010. B. Natural Environment and the Basic Planning Precepts in the Bozeman Growth Policy, we see Canyon Gate has somehow been allowed to not comply with the requirements that are in place. Who has the responsibility of overseeing Projects the City has given a “Green Light” to? - in this case Canyon Gate. The existing requirements are critical to the project outcome. Why is more care not taken to monitor what is actually occurring? This is neglect and creates ill-will between the City and the public, as well as Home Base and the public. All the native cottonwoods have been removed thus eliminating any semblance of natural environment. The natural wooded areas that served an important function are now gone. The building designs themselves do not begin to fit in with the surrounding neighborhoods. Large box buildings? How does this fit into the existing environment and style of homes already established? This can be remedied if the City steps in to enforce the general design standard of 38.410.010. B. Natural Environment. Rather than increasing the original site plan density with more buildings as requested, the real need is for Canyon Gate to provide green space and change their building design to follow the rules in place. People come to Bozeman because it has an abundance of natural beauty and they can live with that beauty around them. Canyon Gate clearly intends to only detract from the beauty the site offered and adds insult to injury by asking for more hardscape and density. Turning a blind eye to this is not good governance but there is a way forward if the City will stop giving them permission to build more than the site can handle, permission to disrespect the neighbors existing environment, and permission to ignore their duty to provide green space. They could be required to replace trees they have removed without permission with large caliper balled and burlapped trees. They could be required to redesign their big box cheap building design with something that will fit in with the rustic style the surrounding area offers. Thank you for reading our letter.
