I am a long-time resident (43 years) of Bozeman and do NOT have a STR in Bozeman: <!--[if !supportLists]-->- <!--[endif]-->Don’t believe Universally banning the Type 3 STRs is the answer to affordable housing and rental problems <!--[if !supportLists]-->o <!--[endif]-->The best option is If there is a way to legally ban out of town investment groups that own multiple houses <!--[if !supportLists]-->o <!--[endif]-->We don’t want to harm locals that have found a way to financially survive in Bozeman <!--[if !supportLists]-->o <!--[endif]-->STRs in the business zones should be allowed to stay - STRs are providing a valuable service to our town, as an alternative to the high hotel prices, and a valuable income to locals, especially those who may not be able to go out and work anymore (ie: elderly,disabled, those who are temporarily living elsewhere to help a family member). <!--[if !supportLists]-->- <!--[endif]-->Don’t believe changing the percentage of occupation on Type 2 STRs to 70% is going increase long-term rental availability. We have many long-time residents that are now snowbirds. In the past, their house would sit empty during the winter. Now they have a way to make income and provide accommodations to people for 6 months. Lowering their availability to 3.6 months doesn’t make it worth the effort to STR and it certainly doesn’t mean they will then long-term rent their furnished home instead. Most snowbirds are not going to rent their furnished house out on a lease as they are not really protected from a tenant occupying their home after the lease ends or from major damage long-term renters are prone to. AND they are not going to then sell their house because they still live here so this does not open up more affordable housing. <!--[if !supportLists]-->- <!--[endif]-->If the proposed changes are made, there should be a specific % increase in affordable housing that must be attained to justify locals losing their STR income or the changes get reversed. <!--[if !supportLists]-->- <!--[endif]-->This is really an affordable housing issue <!--[if !supportLists]-->o <!--[endif]-->If we didn’t have the increased demand with all the people moving to Bozeman, we wouldn’t be having the supply problem <!--[if !supportLists]-->o <!--[endif]-->Find a way to quit encouraging people to move to Bozeman, quit expanding the MSU student population o <!--[endif]-->Find a way to quit allowing developers to level affordable housing for luxury and high-priced apartments and condos - Really, this encourages out-of-state developers to profit from our town, but you want to take away income and profit from locals with their STRs <!--[if !supportLists]-->o <!--[endif]-->Find a way for the city to purchase land and build affordable housing for locals <!--[if !supportLists]-->o <!--[endif]-->Tenants United should focus on holding long-term landlords accountable for safe rentals <!--[if !supportLists]-->o <!--[endif]-->City should not renew any of the STR licenses that were issued to grandfather in any of the originally illegal STRs when the Type I, II, III STR ordinances were implemented a few years ago.
