Subject: 122 East Main Mixed-Use Building
Trip Generation and Traffic Impact Study Waiver Request
The purpose of this memo is to provide average daily and peak hour trip generation
estimates for the proposed 122 East Main Mixed-Use Building and to request a
determination if a Traffic Impact Study will be required for this project,
The existing Downtown Antiques store and upstairs residence will be replaced with a new
multi-story mixed-use building containing 4 new dwelling units, 2,066 gsf of new office
space, and 3,266 gsf of new undesignated commercial/retail space on the ground floor.
The average day and peak hour vehicle trip generation values for the existing and
proposed buildings are attached following the ITE Trip Generation Manual - 11.1 Edition.
Net weekday trip ends at the site are expected to increase by 167 average daily trips while
the net peak hour trips are expected to increase by 7 and 9 trip ends during the AM and PM
peak hours, respectively.
Please reach out with any questions or for any additional information needed to determine
if a Traffic Impact Study will be required for this project.
