I think they are a necessity to the community. The legal STR's are not impacting housing issues in Bozeman. The houses will not be converted to long term affordable housing. They will sit empty. These home owners are not going to offer their homes at a discounted affordable rate to people who need housing. Affordable housing and legal STR's are two separate issues. The city's conducted an impact study that determined STR's did not have a negative impact. I ask that you listen to your own study and vote to save legal short term rentals. Legal, permitted STR's have followed the regulations that the city implemented. It seems the real problem is the cities failure to implement regulation over the illegal STR's. In addition, it will be depriving property owners of vested property rights through a retroactive or ex post facto law opening the city up to costly and expensive litigation.
