I am a 42-year resident of Bozeman, Montana and have been a home owner in downtown Bozeman since 1990. I
have provided year-long apartment rental in my home now for 33 years. I have also provided Airbnb short-term
rental in parts of my home since 2014, which has become a very important part of my income since retiring in 2018.
As an owner-occupied renter of my home for both year-around and short-term rental, I believe I have every right to
continue to do so as I have been for the past 9 years. That said, non-owner occupied rentals of homes through
AirBnb, VRBO, and similar rental services should NOT be allowed. I encourage the city commission to limit short-
term rentals for full-time, owner-occupied properties only. As well, instead of radically changing our zoning laws or
approving more high-rise condos in our downtown area, the city should relax the ADU requirements allowing more
downtown home owners to provide ADU rentals to help pay for the sky rocketing property taxes.
