Hello,
My wife, Hope, and I are writing because we recently heard that Outlaw Partners is planning to change the design of
their Cloverleaf development at Bronken’s from 3 stories, to 5 stories. In our opinion this is inappropriate for this
neighborhood. As we’ve said in the past, we support dense in-fill development. But a 5 story building that is
potentially 75 ft tall or taller will stand out dramatically. It will dominate the neighborhood and destroy a lot of the
views, particularly of the Story Hills and Bridgers. Imagine heading down Peach from the west, a building of that
height and mass will block much of that wonderful view shed that’s become a cherished characteristic of this
historic neighborhood. It will have little effect on our home—in case you’re thinking we’re only concerned about
our property—as we have just 4 windows that face Peach, and have plenty of open sky and light from the west and
northwest. Considering this development will have only 4 affordable housing units, out of a 110 unit building, the
additional height allowance will do very little to improve the housing needs of our community. Of course, 5 stories
will be a wonderful enticement to attract more of the luxury market Outlaw Partners is clearly focused on, but little
for those who need housing most.
