Anna, Thanks for getting back to me. Much appreciated. I don't have a comment per say, but rather I havequestions I'd like to get answered. Is there someone who could help me with understanding a few things? P.S. Iunderstand this is a tough project, partially mandated by the state. I respect what you're trying to do and I justwant to understand a few things a bit better.
1) What is the relationship between HOA regulations and the building code? Does one take precedence over theother? What about the new state law? What takes precedence over HOA regulations?
2) What do fraternities/sororities fall under in planning? Would they be allowed in the new R-A district? Iunderstand in the existing zoning they have limitations. I know there is a current homeowner lawsuit over this.
3) These new districts have parking requirements. Say you have a two car garage, but you also have a drivewaythat can fit two cars in front of that. Do those driveway spots blocking the garage count as part of the requiredparking? Does driveway parking meet the requirements for minimum parking standards, i.e. could you convert agarage to an ADU while keeping the two driveway spots?
4) REMU - This zoning area allows the establishment of different requirements. Once they're approved they canrestrict density in a way that the RA zoning doesn't allow. So if I buy a lot in a REMU district (blackwoodgroves as an example) that is single family restricted by the REMU plan (not sure the name of that) then it'sstuck as true single family, but in the entire RA zoning you've essentially made all that multi family. Myunderstanding is this increases the value of all single family lots in a REMU district. This doesn't seem fair.Sorry, does that make sense?
5) Do you have a chart that compares R-1 with R-A?
