I have always been compliant & never had complaints. There are many benefits to the owner, to city services, and to other neighbors. BRIEFLY: 1-Owner benefit is that I have a rental that is used about half the time as a long-term rental & has significantly less wear & tear. 2-City services are used only about 1/2 time even though I am paying the full tax amount. 3-The neighborhood has MUCH LESS of an impact from traffic, noise, (no)over-crowding of people into the unit AND most significantly - much reduced parking problems as most guests have only 1 car & my tenants use this space when I have no guests. I have rentals in the valley & I have been able to keep my other rents MUCH lower than market rate because of the income generated by the vacation unit. That can NOT continue if 2149 passes. This will never be in the long-term rental pool.
