As a primary owner of my home, I do not agree with the more stringent regulations that have been proposed. I don't see how putting more restrictions on primary home owners will help thehousing market. If it is push primary home owners to offer their homes for long term rentals, this isn't tenable. We still use our homes throughout the year. Offering a short-term rental notonly allows us to stay in Bozeman but we also get the flexibility of using our homes as much as we would like. As for requiring homeowners to the 70% occupancy requirement, it is waytoo strict. You are potentially pushing primary home owners completely out of their homes because they will no longer have revenue coming in to pay for the home. Pushing outhomeowners does not seem to be the point. I don't want these restrictions to be implemented. You've already made the ability to offer aprimary home as an STR unreasonably difficult especially compared to the almost non- existent regulations for long-term rentals. I don't mind paying for a license to be able to offermy home to guests who are coming to our town to spend money at local businesses but you are putting too many regulations in place for a market that only represents 2.5% of the homesin Bozeman (according to the STR Background Info from August 8th). Don't hurt the home-owners who live in Bozeman and want to be able to stay. Sincerely, Jane Wilson
