Dear City Commissioners, We are writing to voice our STRONG opposition to the proposed ordinance 2149 which bans Type III Short Term Rentals and additionally increases the Type II residency requirement to 70 percent. These changes to the Short-Term Rental policy are a clear TAKING of our personal private property rights! My husband is retired and I soon will be. We strategically and purposely invested in a Bozeman property which conforms to zoning, covenants and government regulations allowing for short term rentals. This is our PLANNED retirement income, absolutely fundamental to our ability to fully retire. If the city TAKES away our property right to continue operating our fully licensed and legal type III STR property, we will be financially devastated. There is no way taking away this property right will turn our condo into an affordable rental or affordable housing purchase. Bozeman city statistics peg the number of Type 3 rentals at just 74 homes out of the city’s total of 306 licensed short-term rentals. How is kicking tourists out of 74 rental properties truly improving housing affordability in a city of roughly 57,000 residents. Instead, the city needs to be held accountable for enforcing its current ordinances and laws requiring permitting and licensing which would remove hundreds of non-conforming, ILLEGAL and unlicensed STRs. Finally, Bozeman does not have enough hotel rooms to adequately house tourists, MSU visitors, tournament teams & fans and very critically, FAMILIES who require bedrooms and kitchen facilities vs $300 a night (x2 for those with children) hotel rooms! Removing STRs would absolutely discriminate against FAMILIES. We passionately urge the city to vote NO on this ill-conceived ordinance 2149 and the taking of private property rights.
