Grand Ave. RE: Proposed New UDC/Zoning-Potential scale-massing of proposed changes. See attached site plan and streetscape showing likely developer scenario for a duplex, four-plex & six plex in proposed RA and RB new zoning. I have made the following assumptions for the likely scenario. •Standard 9’ plate heights which are more common than 8’ plate heights for higher end construction. •2’ structure to allow for mechanical space and larger structural spans. •Basement scenario to allow for mechanical and storage. Most newer homes I have designed in the city limits Owners have requested a basement. This is likely for higher end projects. With a standard crawl the building would start 2-3’ lower.
