UDC Changes & Zoning
Don’t create R-A zoning to put R3 with R-S, R-1/R-2.
Convenants in existing “SubDivisions” won’t allow that Zoning / “Use”…
Plus, putting R3 in same new ZONING category via Upzoning
will TARGET destruction of older, historic, smaller, existing affordable homes
Where R-1 & R-S exist COVENANTs will PREVAIL making any Upzoning (e.g., R-3) “fake”

of R-1 & R-S into
RA (so as to add
R3) will be “fake”
as many sub-
divisions have
covenants to
prevent R3 Uses
Protect Bozeman’s Historic Districts & Neighborhood Conservation Overlay District (NCOD)
