Dear Members of the Bozeman Community Development Board,
I am wri�ng in opposi�on to the UDC development code changes and ask that you put it on hold un�l
more analysis can be done. I would like to see how the proposed changes will affect the water supply,
infrastructure, parking, socioeconomics, and greenspace.
Please also keep fraterni�es/Sorori�es as a separate line item in the UDC. They are a different beast
from group living and should not be included in this use category. This can be done because it has
already been a separate category for decades in Bozeman.
I would also like to ask a few ques�ons:
How do you plan to handle variances in the future?
It seems approving variances is the only tool the city has in order to bargain with the developers to
provide low income housing. For example, if developer A says I want to build an 8-story condo building,
the city will okay the 2 extra stories if the developer will build some low-income housing elsewhere in
the city. Is this true?
A developer in town has indicated that there is “a grand vision for the future of downtown Bozeman.
With the North Central Masterplan, the en�re area is set to undergo a drama�c makeover”. These new
condo units are all extremely expensive to say the least. They actually boast about how luxurious and
expensive they are. How do you honestly think that opening up more of our neighborhoods to
development near the downtown core is going to somehow produce low to medium income housing?
Lastly, can you tell me about “opportunity zones” and how you plan to use these areas in the future?
