Development Board: I am writing in strong support the draft UDC because it legalizes more housing and more housing types in all neighborhoods. Our community is facing ahousing crisis and the draft would be improved with these amendments: 1. To ensure that new housing enabled by the draft code serves community members (not wealthy out of state buyers), add a "McMansion ban" by replacingthe lot area coverage maximum with a floor area ratio maximum (except in R-5/R-C): Units 1 2 3 4 5 6 7 8 9 10 11 12+Max FAR 0.4 0.6 0.7 0.8 0.9 1 1.1 1.2 1.3 1.4 1.45 1.5 As a result of the FAR maximum, the largest single-family that could be built on a 5,000 SF lot is 2,000 SF, the largest duplex would be 1,500 SF per unit, andthe largest fourplex would be 1,000 SF per unit. If adopting staff's recommendation to reduce R-A to 4 units:3) Eliminate parking requirements (which would otherwise kill three and four unit infill projects)4) Allow up to six if half are “Affordable” or at least one meets standards for Universal Design and Accessibility Thank you very much, Alice 406-404-0891
