Do not click links or open attachments unless you recognize the sender and know the content is safe. Hello Community Development board, Please insist on better zone edge transitions! As currently drafted the new UDC zone edge transitions do not allow for adequate light or privacy. Consider insisting on more severe setbacks in all zone edge transitions, but most importantlywhen the taller building is directly south of the shorter building. The winter solstice sun in Montana is only 21.5 degrees above the horizon. Currently no zone edge transition measures are in place for R-A to R-B. And the 1a typetransition required between R-A to R-C is woefully inadequate. Others are flawed as well. Consider the impacts of no direct sun for months at a time on the following:-snowpack on streets and sidewalks that never see the light-affects of no direct sunlight on landscaping (established or not)-the damage potentially caused to structures by increased ice damming-increased heating bills from lack of solar heat gain in winter-inability of existing solar electric or solar thermal systems to produce-negative effects on human wellbeing I believe the code guarantees residents access to adequate light and air. Not sure exactlywhich chapter or line item. The zone edge transitions in the new UDC draft do not sufficiently protect residents' access to light!!!! Alison B.
