To whom it may concern, As a building owner, business owner, and resident of 701 E Mendenhall Street, I would like toregister the following concerns regarding application #22288. Traffic congestion and parking availability are already an issue on this block. In the winter months, this block of Mendenhallbecomes a bottleneck of 1 lane traffic due to street parking needs to service Bend Beyond Yoga, Hush Salon, Twenty6 Products as well as residential traffic. Parking overflow from these businesses currently utilizes the BG Mill lot and this block of thestreet also accommodates overflow parking from Aleworks as well as semi truck traffic for the AG Depot. Additional traffic and parking to service 18 new residential units wouldsignificantly impact the traffic flow and parking for businesses and residents in this area. In order to accommodate increased volume, widening the street, adding a bike lane, and anadditional sidewalk on the South side of the street are necessary. Therefore, the departures requested in the application would negatively impact businesses and residents in this area. The intersection of Broadway and Mendenhall is already dangerous dueto an uncontrolled railroad crossing as well as limited sight distance and heavy traffic from Main Street, the East Village, Town Pump, Aleworks, Mendenhall businesses and North EastNeighborhood traffic. Adding larger infrastructure and increased traffic with limited sight distance due to the departure request (38.400.090) will increase safety hazards. Additionally, due to the above mentioned intersection concerns as well as increased foottraffic, an adequate sidewalk with appropriate distance from the road is necessary to safely service the existing and increased demands on this block (38.510.030B). Plans for developingthis area should take into consideration the already inadequate street width, lack of parking, and heavy traffic and parking demands.
