I operate a short term rental and also help friends operate their rentals. None of these people is a corporation or exceedingly wealthy. Theincome that they get from the rental has been planned as part of their retirement portfolio. They all do a very nice job of maintaining their rentals, and help create a veryhospitable environment for out of town guests. As a consumer, my family and I only stay in short term rentals. We do not like hotels and prefer being able to share our travel experience together in a home. Our hosts alwayscontribute to our experience by giving us local tips and advice on where to go and what to do. That makes us feel like we are getting more than just a tourist experience. I would be so disappointed if we took this type of experience away from travelers . We live ina wonderful place and there is so much to share. I do think people would just skip Bozeman then as the stay at a downtown Marriott is just not what they are looking for in a vacation. Being a real estate professional, I can also say that the short term rental units in Bozemanwhere they are zoned legally will never come to the pricing level that would be considered affordable or even work force.
