Thank you for your hard work managing growth and helping make Bozeman a better place. When considering the proposed increase in development intensity in the R-A zoning district, please give careful consideration to preserving solar resources of existing homes. Sunlight is a valuable resource for quality of life, gardening, and as a functional energy source. Please reduce the wall plate height limit to 20' and include a 45 degree roof setback plane onthe north aspect of any new construction. This will help reduce impact on solar resources available to the neighbor to the north of any new construction. I appreciate the desire for increased development in the city core. Please do not allow this development to block the sun for existing properties. Built 5' from the property line, a 25' plateheight with a gambrel style roof above that will completely shade an entire home to the north of such construction. Thanks again for managing this difficult task. Best Regards, Martin Johnson 416 S 6th Ave. 406 209-7666
