About 20-25 years ago, I helped lead an effort to change our zoning from and R-2 to an R-1. We had it changed because we are a single family home area and people were putting in illegal apartments. They were turning their basements into rentals and adding a second entrance. The basements did not have egress windows and they were not safe for potential renters. A couple of homes were grandfathered in and the rest had to go back to the way they were initially. In buying our home, we knew we wanted to live in and R-1 area. We do not want to live next to an apartment complex, high rise, or any other multiple unit structure that is being considered. It is frustrating to see how Bozeman is changing and without much thought. Affordable housing is not being considered as it should be when one sees the very expensive apartment complexes that have been built in the downtown area. An apartment that rents for 3000-4000.00 per month is not affordable for the majority of Bozeman residents. I watch the Bozeman real estate market a lot and there is no affordable housing currently existing or being built. Even more worrisome is the strain on the utilities. Will Hyalite be able to handle these multiple housing developments? Is the sewer system going to be continually upgraded? Do you see long term what will be happening to the community? I feel that this zoning proposal should be decided by the voters of this county and not by a commission. This is a proposal that effects everyone. Catherine L Suit 1220 S Black Ave Bozeman MT 59715
