Hi, I live on the 600 block of North Bozeman Avenue, I am requesting that you do not pass theproposed Unified Development Code (UDC) which would allow developers to build non-affordable luxury housing in my neighborhood that is 3 stories tall (on my side of the street) and 4 stories tall (on the other side of the street). I strongly support affordable housing and mixed residential neighborhoods in all of Bozeman,as long as that housing : 1) Is developed for quality of life for all residents of the neighborhood with appropriate infrastrastructure. Specifically I would like to highlight the need for interconnected trails inany neighborhood redeveloped for higher density....trails that allow individuals to move in and between neighborhoods and to the mountains by foot, ski, bike, etc. Without this we will havea population that is more disconnected from the outdoors, and the quality of life for people in residential neighborhoods will be lower. Furthermore, without the right trail and park systemin town, our increasingly urban population will be less likely to be connected to the outdoors and maintain the values required to conserve the extraordinary wilderness that we aresurrounded by. 2) Allows for mixed use residential development (apartments, townhomes, duplexes, singlefamily homes) in all neighborhoods, including all R-1. Neighborhoods with mixed socio- economics are better for the people that live within them, by offering connections andfriendships in one's neighborhood (there are studies!). The current zoning in R-2, R-3, R-4, and R-5 neighborhoods achieves this but may need some adjustment...on a smaller scale thanwhat is proposed in the new UDC. Please do not create a zoning structure (i.e.,the proposed UDC) that encourages developers to buy up multiple lots and tear down homes for luxury apartments. Can zoning be left intact buta waiver be provided for affordable housing developers (e.g., employer or non-profit sponsored) for development of high density dwelling units (e.g., 8 to 24 units) anywhere intown? Separately if the City has not already done this in the name of affordable housing - please consider not issuing short-term rental licences to owners of more than 1 (or a few) units.Consider banning short-term rentals of units where the owner is not on-site in the same dwelling or a separate dwelling. In summary, the proposed UDC does very little to support affordable housing, will havea significant negative impact on the quality of life for current residents, and provide apoor quality of life for future residents of high density neighborhoods.
