Montana Ave.just across the alley from their permanent residence at 724 N. Bozeman Ave. Before they made the final commitment to purchase the one bed one bath home they visited with the cityof Bozeman planning and development department, as well as Bozeman zoning regarding the regulations for short term rentals. The reason they considered the short term market wasentirely based on the purchase price of the property. Long-term rent for a one bed one bath was not even close to the mortgage payment on the $600,000 purchase price. They put anadditional $250,000 into adding two basement bedrooms and a second bath. They lived in this house for close to a year while they also remodeled their home on North Bozemanadding a bedroom for their second child. They received their license for a type 3 short term rental in 2016.They did not receive any subsidy from the city to provide affordable housing.They have never had a complaint of any kind from their neighbors, and they also maintain a small affordable one room cabin on the property which they plan to continue operating assuch.Their plans for the short term rental, included being able to block out three or four weeks a year, where we could visit and be right across the alley from the grandkids, as wellas a retirement plan that would grow in equity and provide income. They made a significant life decision based on their trust in the city of Bozeman. They trusted that their licensewould be grandfathered if the city were ever to sunset the short term rental license.
