I am stunned at the commission's instance to further restrict STRs when their own data states that restrictions WILL NOT be a solution for affordable housing and will likely negativelyaffect the tourism economy, which the city benefits from. Data Conclusions (Bozeman Community Development Report 8/8/23) • STRs comprise 2.5% of housing in Bozeman • Heaviest concentration Downtown and Northeast • STRONG TOURISM DEMAND for STRs • STRs are a significant portion of lodging bed base • STRs mostly occur in higher value homes • Homes with STRs ARE UNAFFORDABLE TO MOST HOUSEHOLDS if sold or rented long term Given the report’s conclusions it is clear that banning STRs is NOT a solution to affordablehousing. The report also states that limiting or prohibiting STRs may result in “Some economic impact to tourism industry & supporting businesses if less lodging is available.” I feel the city is being VERY PUNITIVE to STRs that are complying with current regulationsand using them as easy targets for bending to political pressure that has no basis in fact. Also note that STRs in other areas of the country are bringing suit against STR restrictions and that recently Telluride Co is rolling back their STR restrictions and instead looking to STRs tohelp fund affordable housing. I urge the city commission to drop its further restrictions and work with STR owners on a better solution. Thank you,Leslie Hilliard Bozeman, MT
