I am writing to let you know about my concerns about the recent proposals to change the zoning laws to allow for more condo developments within ourbeloved Bozeman. While I understand the need to adapt to our city's growing demands, it's essential to ensure our decisions are rooted in long-term sustainability and preserving the veryessence that makes Bozeman unique. 1. Preservation of Bozeman’s Character: Bozeman is known for its distinct charm, cultural richness, and architectural diversity. The proliferation of condominiums can homogenize ourcityscape, erasing the historical and architectural legacy that has been built over generations. Once lost, it is irreplaceable. 2. Parking and Traffic Concerns: More condos can increase parking demands significantly.Given our existing infrastructure, this could exacerbate traffic congestion, leading to longer commute times and posing safety concerns for pedestrians and cyclists alike. 3. Decreased Affordability: Although condos might initially seem like a more affordablehousing option, in many cases, their association fees, coupled with potential increased property values, can make living in the city center less accessible for many residents. 4. Less Desirable Real Estate: Over-saturation of condos can dilute the value of real estate inthe area. Without the proper balance of housing types, we may face a market glut, making properties harder to sell and potentially decreasing property values. 5. Economic and Community Impacts of HOAs: Homeowners' Associations (HOAs) oftencome with condos. While they can maintain order and aesthetics, they also come with fees, regulations, and potential conflicts. On a broader scale, this can deter potential homeowners,contribute to community divisions, and even impact local businesses that may be subject to the whims of powerful HOAs. 6. Decreasing Housing Diversity: Bozeman takes pride in its unique housing diversity. Byemphasizing condos, we risk creating a monolithic housing market that lacks the variety necessary to accommodate residents from all walks of life. I love Bozeman so much, and I hope to for a long time. Thank you - Maximus Nye
