Dear Commission,
I am Chad Bailey, a Bozeman native born and raised. I attended Bozeman
High School, Montana State with a BS in civil engineering and Master's
from the University of British Columbia. Since going away for grad school
and a research fellowship, I have been a resident from 2004-2011 and
2013-present. My wife and I bought our home in 2007 at 2522 LandoeAvenue in the Figgins Addition neighborhood. We purchased where we
did because it was surrounded by single family homes, open space,
walking distance to Morning Star and Sacajawea Middle School, and not
congested with lots of high speed traffic. We currently have an eighthgrader and fifth grader at the local schools.
I am writing in regard to the proposed UDC zoning code changes and my
deep concern for the change. In no way would this be a good idea, and Irespectfully ask that you vote NO on the proposed changes. This is being
pushed through without proper research into the impacts it would have on
these existing R-1 zones and neighborhoods. We bought our home
because of the neighborhood feel and the fact that there were only single-family homes in it, in addition to the close proximity to the elementary
school where we felt our kids could get to school safely. Potentially adding
more density to this neighborhood would negatively affect the community
and those of us who purchased homes here because of how it was zoned.The neighborhood streets are already becoming more congested with
parked vehicles due to multiple college rentals with 4 or more vehicles per
residence. Our house sits on a cul-de-sac and between the 4 houses on
the end there is barely room to park 1-2 vehicles on the street withoutimpacting a mailbox or other residence driveway. It was our understanding
and expectation when we purchased our home that we were surrounded
by single family homes and that would be the situation into the future.
Have any impact studies been completed to determine whether the
existing infrastructure (water, sewer, transportation, power) has the
capacity to potentially put up to 6 living units on a single lot? It is evident
that pushing these changes through would ONLY be a benefit to thedevelopers building big luxury condos for the uber rich, such as north
Willson, and is not the best solution for everyone to improve the affordable
housing crisis in Bozeman.
Thank you for reading my request and please do what is right for the
existing property owners. We do not own a house in Bozeman because
we are wealthy but were lucky to purchase when we did. Please don't ruin
the environment of Bozeman's family neighborhoods by giving big
developers the green light to purchase a single home and built a 3-story
multiplex and sell or rent out 6 units for a hefty profit.
