SITE PLAN APPLICATION
REVISIONS AND CORRECTIONS
The revisions and corrections to the site plan application include the
following:
• The setback to the park was increased to 10’. This modification
resulted in the following changes:
• Building size adjustments
• Site and parking lot adjustments
• Site lighting adjustments
• Affordable Housing Plan: The parkland setback caused a reduction
in parking on the site. The project is utilizing the Affordable Housing
Shallow Incentives to reduce the number of required parking spaces.
The Annexation Agreement specifies that 60 units will be rented at
120% AMI.
• Traffic Impact Study Letter: The TIS letter supplies additional
requested information for the Truman Flats Lots.
• Transparency Elevations: Provided for clarity.
• Additional windows have been added to the North facade to meet
Landscape Block Frontage Transparency requirements.
• UDC Code Review: Provided for clarity.
• Canyon Gate Wetland Investigation Report: Provided for reference.
• Vehicle Turning Plan: The parking lot was revised to accommodate
the City of Bozeman ladder truck.
