TO WHOM IT CONCERNS: My name is Carol Anderson and I live at 478 Peace Pipe Dr. in Sundance Springs. I am addressing the proposed site development # 22047 Sundance Springs Neighborhood Services Tract 2. I am stating all of the reasons this development should NOT be allowed at this location: First of all, consider how you would feel with this development right across the street from your home!!!!! How would you feel if suddenly your whole neighborhood became dominated by a huge number of people partying seven days a week with loud noise, bright lights, and tons of traffic!!!! This development is illegal: The Sundance Springs Guidelines, Covenants, and the PUD as ordered by the Bozeman City Commission in 1996 which does not allow outdoor activities, two buildings (on Lot 2), use of trails not approved by adjoining neighborhoods for Neighborhood ServicesLots 1 and 2. The safety of our neighborhood, where there are 44 on-site parking spaces for potentially more than 350 people occupying the building, patios, and lawns at once. Crime would increase. Those of us living inSundance can visualize that many of the longterm trailers parked all overBozeman will come to our area. This proposed development would destroy our pastorale, peaceful, community. We enjoy the deer walking through our property and the quiet, low light, country feeling atmosphere. The street of South 3rd is a street heavily used by bicyclists accessing rural roads for a bicycle ride. Also, this development would endanger the multiple walkers and runners that use this street. This development would endanger all participants using South 3rd for recreation. Multiple deer walk across south 3rd and Goldenstein, the two access roads to the proposed property development, to graze in the sod farm fields and open field areas in Sundance and south and north of Goldenstein. ****Children attending Sacajewea Middle School use South 3rd to ride bikes and walk to and from school. Their safety would be jeopardized dramatically by this property development!!!!! This development belongs off of 19th. Many, many, many, many people will be seeking access to this brewery. There needs to be a huge parking lot to accommodate all of the people that would want to visit. This development will bring lots of noise, traffic, and people to this location. This location is too small to accommodate the type of development proposed!!!!! Our property is located just down the street on Peace Pipe from this proposed development. Our home is our biggest financial investment. This development would decrease our property values dramatically. Please consider how such a development of this magnitude would affect the property owners and people living in this neighborhood. These two properties should be converted to R1 residential not commercial to compliment the environment of this lovely community!!!!! Best Regards, Carol Anderson
