Do not click links or open attachments unless you recognize the sender and know the content is safe. I write to oppose the proposed UDC changes which will combine the R-1,2,3 into R- A. Of course these comments are my opinion but are based upon alot of local knowledge. The proposed changes will result in what I consider to be destruction of the older neighborhoods, including my own. The fallacy that we can prevent sprawl and fix affordability in/around Bozeman by densifying is fantastical thinking. The growth outside the city is at a high level and accelerating. No policy within the city limits impacts this to any significant degree. This proposal will enable, and promote, tearingdown existing single family homes, such as mine. Removing large mature trees, stressing further our water supplies, and degrading the living conditions in town by packing more people and their cars into the same space. A developer can cash flow tearing down 2 smaller homes and rebuilding an 8-plex at current rental and financingrates. This proposal will attract large private equity to redevelop and then rent these units at the very high current rates. This would start happening fast in certain neighborhoods. Your consultants input gathering process which contributed to this proposal was flawed. Asking random people skewed, feel-good questions suggesting they can fix affordability or reduce sprawl or save the environment does not convey reality in any way. The current property owners/tax payers should have a priority say in this matter,and negative impacts need to be clearly studied, understood, and communicated to existing property tax payers.
