Hopefully there’s going to be more public hearing on the unified development code before it is passed??? I want to request that a presentation be made that details the worst case scenario ofdevelopment. In other words, what could be the most drastic thing allowed in the new R-A zone? What would developers be allowed to get away with? I am not an architect, but I’m also not an idiot. I have been wondering how someone couldpotentially get to 45 feet tall with a structure if the wall plate height is only 25 feet maximum. I have attached a drawing illustrating something called a gambrel roof. I’ve put it next to my existing house, and in the footprint of my neighbors current house. Sorry I can’t do this inCAD. I don’t have the skills and I’m currently traveling for work, so I don’t even have access to my computer. but could someone please tell me why this structure would not be allowed?Because I think it would be allowed. Not only would my well-being be severely affected by having no sunlight directly on my house for a significant portion of the year, increasing the risk of ice damming, but it wouldknock out my $20,000 solar electric array, and my $10,000 solar thermal array, which generates my hot water. Please reassure me, and (in public)the rest of the community, why something like this would not be allowed to happen under the new unified development code. You need to codify protections for existing solar electric and solar thermal systems. I wouldsuggest incorporating R-1 and R-2 into a new zone and limiting this new zone to two stories only. 45 feet is too tall for a majority of projects in this area! Thank you,Alison Sweeney
