Box 1230 Bozeman, MT 59771-1230 Re: City Ordinance 2131 and Not to Eliminate Type 3 Short Term Rentals Dear Community Development Board, I am a Montana native and have been a resident of Bozeman for almost 35 years. My husband, Kevin, and I have a house (where we reside) and a condo in Bozeman. Our condo is located at 1010 East Main Street, Suite 205 and is a type 3 short term rental. We invested in this property to help supplement our income for our family of four. I am the manager and cleaner of our short term rental which is the reason why we are able to make ends meet at this time (taking into consideration our recent maintenance and repair costs). We are not able to rent our condo to long term tenants at a realistic "affordable" rate because our mortgage, HOA dues and property taxes far outweigh such an income. We would need to charge renters over $3,000.00/month just to cover those costs (which will be increasing with the rise in property taxes). We completely agree with the current City Ordinance 2131 to eliminate non-permitted short term rentals and have stricter regulations. However, we are opposed to eliminating type 3 short term rentals. Eliminating these STRs is not an answer to help generate affordable housing options in Bozeman. It only penalizes those who have invested their lives to Bozeman.
