I listened to the city meeting last night and thought my questions/comments would be better answered via email. My wife and I have been planning for years to build a new home on our current lot. We werefortunate enough to have the opportunity to purchase the smaller lot next to us at 518 N Black Ave. Our Idea has been to demolish the smaller homes and build a home across the two lotswith a garage and several apartments above the garage in the back. I have two questions regarding how the new code would affect our plans. 1. While answering a question last night I heard Chris Saunders reply that it would beimpossible to demolish two homes and build one home. Could you please clarify? Would that prevent us from executing the above plan? 2. We were planning to build a deck over the roof of the second story. We would have asmaller setback 3rd story with a staircase and a room that opens onto the deck. It seems that the new 25’ wall plate height maximum might restrict that 3rd floor. Or is it allowed if it isinset from the rest of the 2 story wall plate? Could you please clarify? Secondly, I have a recommendation for the proposed “1a” transition zone. This transition zoneis applied when the subject lot is B3 and adjacent to R-B. It requires a setback to the building above the 3rd story. Since R-B is allowed to build to 4 stories, I propose that “1a” transitionrequires a setback of the subject building to occur above the 4th story rather than the 3rd story. As the city scape is build out, it seems this will allow for a smoother transition. Please let meknow if you have questions. Thank you for your time and attention.
