Please do not reply directly to this email. 9/19/2023 Re: Unified Development Code Dear Commission, I support the Unified Development Code, including the new RA zoning designa�on. I watched the presenta�on and community discussion (night of 9/18) and came away with the following reflec�ons: • Increasing housing density in the urban core will create more “missing middle” housing, increase affordability and stock of housing overall, and decrease sprawl in and around the valley. I recognize the fear that much of the new development will target the “luxury market” but believe that over �me the effects will trickle down across all levels of the housing market. • From a water usage perspec�ve, we should acknowledge that growth is coming to Bozeman no mater what. Denser housing (as opposed to single-family home “sprawl” around the valley will be more water efficient – fewer lawns, etc • We will need to couple this change with beter bike infrastructure and public transporta�on. On balance, I’d rather see greater density of people living close to where they work/go to school than increased traffic conges�on in and around town My biggest concern is the tension between HOA covenants and this new code, and the poten�al for much of this new zoning to be over-applied in the neighborhoods around Main Street due to restric�ve covenants elsewhere. As a homeowner, I recognize and support the need to evolve our zoning policies to promote “gentle development” within the urban core of Bozeman. In the long run, it believe it will create more inclusive and affordable housing opportuni�es for all, and a more vibrant community. Ben Crosby 404 W Olive St (Currently zoned R2)
