Warbler Condos – Construction Management Plan
The applicant plans to construct the buildings concurrently, with no intentions of phased construction. During each step
of the construction, trash and materials are to be managed on site and disposed of properly. Below is a description of
the Construction Management Plan broken into the different elements of construction.
Site Grading
During site grading, excess material will be hauled offsite and disposed of. Small amounts of topsoil will be stockpiled
onsite for redistribution following curb installation and building completion. Fill material will be hauled in from local
gravel pits and be kept within the site at all times. Garbage is expected to be minimal in this portion of construction and
will be the Contractor’s responsibility to haul it offsite daily.
Infrastructure Installation
Installation of underground water, sewer, storm, power, and gas will occur once the site is brought to grade. Pipe, wire,
and other materials will be stored at an offsite location until the time of installation, when it will be brought to the site
and stored there while being installed. Designated staging areas will be used to store all materials during installation.
Parking Lot, Sidewalks & Building Pad Construction
Excess materials will be hauled off during the Site Grading phase of construction, so minimal material is anticipated to
leave the site during construction of the parking lot. Gravels, asphalt, and concrete will be hauled in as-needed
throughout this phase. Any asphalt waste will be hauled back to the hot plant once paving has been completed.
Concrete trucks will wash out in designated wash out areas within the project staging area.
Building Construction
During building construction, a 20-30 cubic yard dumpster will be kept onsite to manage trash and scrap materials.
Building materials will be stored in the staging area during construction. The concrete washout will remain onsite for
placement of the foundation, floors, and any other miscellaneous building concrete.
General Management
During all phases of construction, portable toilets will be staked down on site at all times. A single entrance to the site
will be maintained for all phases of construction, and will align with the proposed drive approach off of Catalyst Street.
Until the parking lot is paved, the access will be a cobble runout pad.
The access shall remain open at all times to allow for any emergency services. An existing hydrant is located near the
southwest corner of the lot and will be utilized for any firefighting needs.
